Pengaruh Feng Shui terhadap nilai properti rumah Toko di Kabupaten Ketapang Provinsi Kalimantan Barat Tahun 2007

Indonesia merupakan sebuah negara yang majemuk dengan beragam suku bangsa dan budaya. Konsekuensi perbedaan budaya tersebut membawa perbedaan terhadap perilaku ekonomi. Salah satu budaya yang ada adalah feng shui yang merupakan bagian dari budaya etnis Cina. Dalam kaitannya dengan nilai properti, feng shui diyakini sebagai salah satu faktor yang mempengaruhi nilai properti pada kawasan yang memiliki penduduk etnis Cina relatif banyak. Hasil studi pustaka menunjukkan bahwa faktor-faktor yang mempengaruhi nilai properti sangat luas. Hasil penelitian yang sudah ada sebelumnya sebagian besar menaruh perhatian pada variabel atribut fisik, atribut lokasi, dan eksternalitas sebagai faktor yang mempengaruhi nilai properti. Belum banyak penelitian yang dilakukan untuk meneliti pengaruh budaya seperti feng shui terhadap nilai properti. Penelitian ini ditujukan untuk menganalisis pengaruh feng shui terhadap nilai properti rumah toko di Kabupaten Ketapang Provinsi Kalimantan Barat. Alat analisis yang digunakan adalah analisis regresi dengan metode ordinary least squares (OLS). Variabel yang digunakan adalah luas bangunan, jenis penggunaan bangunan, dan lucky location berdasarkan perspektif feng shui. Hasil penelitian menunjukkan bahwa dengan derajat kepercayaan 95%, semua variabel bebas dalam model regresi baik secara sendiri-sendiri maupun secara bersama-sama berpengaruh positif dan signifikan terhadap nilai properti rumah toko di Kabupaten Ketapang. Hasil penelitian yang penting adalah bahwa variabel lucky location (feng shui) berpengaruh positif dan signifikan terhadap nilai properti rumah toko di Kabupaten Ketapang dengan kontribusi nilai sebesar 78,2978% lebih tinggi dari properti rumah toko yang berada pada lokasi lainnya.

Indonesia is a complex country with a vast array of nations and cultures. The cultural differences consequently bring about differences in economic behaviour. One of the cultures is feng shui, which is a part of Chinese-ethnic culture. With regard to property value, feng shui is convinced to be one factor influencing property value in regions where Chinese descents are relatively abundant. Literature review shows that factors influencing property value are of breadth. Most of previous research pays attention to the variables of physical attributes, location attributes, and externalities as factors influencing property value. There is not much research conducted to study the influence of culture, such as feng shui, on property value. This research purports to analyze the influence of feng shui on the property values of house-shops in Ketapang Regency, West Kalimantan Province. Analytical tool utilised is regression analysis with ordinary least squares (OLS) method. Variables used are building breadth, building usage category, and lucky location predicated on feng shui perspective. This research’s findings indicate that, with confidence level of 95%, all independent variables in the regression model, both individually and jointly, positively and significantly influence the property values of house-shops in Ketapang Regency. An important finding here is that lucky location (feng shui) variable has a positive and significant influence on the property values of house-shops in Ketapang Regency with a contribution value of 78.2978% higher than those of house-shops in other locations.
