Manajemen penjadwalan pengadaan material
berbasis BIM untuk proyek konstruksi menjadi hal krusial guna memitigasi risiko
keterlambatan pekerjaan akibat tantangan logistik, khususnya pada lokasi proyek
yang berada jauh dari sumber material yang rentan memicu fluktuasi waktu
pengiriman. Penelitian ini bertujuan mengembangkan sistem tersebut melalui
studi kasus pada proyek pembangunan bangunan hunian empat lantai di kawasan
peribadatan Ibu Kota Nusantara (IKN). Metode penelitian diawali dengan tinjauan
sistem eksisting dan identifikasi kebutuhan proyek terhadap pengadaan material
melalui wawancara semi-terstruktur kepada ahli pengadaan dan ahli BIM. Berdasarkan identifikasi kebutuhan proyek
tersebut, penelitian ini mengusulkan sebuah framework yang disusun
menggunakan BIM Execution Plan (BEP). Framework yang diusulkan
ini kemudian dikembangkan menjadi sebuah sistem fungsional untuk
diimplementasikan, yang mengintegrasikan pemodelan 3D menggunakan Autodesk
Revit, ekstraksi data otomatis dengan Dynamo Revit, pengolahan algoritma
penjadwalan logistik via Microsoft Excel menggunakan VBA Macro, serta
sinkronisasi tenggat waktu pekerjaan dari Microsoft Project.
Hasil implementasi dan
evaluasi menunjukkan bahwa sistem yang dikembangkan efektif dalam menjawab
kebutuhan proyek, khususnya terkait penyelesaian isu ekstraksi kuantitas,
integrasi data teknis, dan adaptabilitas terhadap perubahan desain maupun
jadwal. Keunggulan utama sistem meliputi kemampuan ekstraksi otomatis yang
tidak bergantung mutlak pada Level of Development (LOD), pengaturan
pemesanan material, efisiensi biaya melalui logika material reuse yang
mencegah penumpukan barang, serta penyajian monitoring kesiapan pekerjaan
berdasarkan aktualisasi kedatangan material di proyek. Meskipun demikian,
penelitian ini juga mengidentifikasi beberapa keterbatasan sistem operasional,
di antaranya belum tersedianya wadah kolaborasi berbasis cloud yang
membatasi aksesibilitas secara real-time. Selain itu, sistem ini masih
memiliki ketergantungan pada input parameter manual, ketiadaan batasan biaya
berbasis arus kas (cash flow), serta pendekatan pemilihan vendor yang
masih bersifat statis.

risks caused by logistical challenges, particularly for project sites located
far from material sources that are highly susceptible to delivery time fluctuations.
This research aims to develop such a system through a case study of a
four-story residential building construction project within the religious zone
of the Nusantara Capital City (IKN). The research methodology commenced with an
evaluation of the existing system and the identification of project-specific
material procurement requirements through semi-structured interviews with
procurement and BIM experts. Based on these identified needs, the study
proposes a framework structured utilizing a BIM Execution Plan (BEP).
The proposed framework was subsequently developed into a functional system for
implementation, which integrates 3D modeling via Autodesk Revit, automated data
extraction using Dynamo Revit, logistics scheduling algorithm processing
through Microsoft Excel with VBA Macro, and task deadline synchronization from
Microsoft Project.
The implementation and
evaluation results indicate that the developed system effectively addresses
project requirements, specifically in resolving issues related to quantity
extraction, technical data integration, and adaptability to design and schedule
modifications. The primary advantages of the system include automated
extraction capabilities that are not strictly dependent on the Level of
Development (LOD), streamlined material ordering management, cost
efficiency achieved through a material reuse logic that prevents site
congestion, and work readiness monitoring based on the actual arrival of
materials on-site. Nevertheless, this study also identifies several operational
limitations of the system, including the absence of a cloud-based collaboration
platform, which restricts real-time accessibility. Furthermore, the
system currently relies on manual parameter inputs, lacks cash flow-based cost
constraints, and employs a static approach to vendor selection.
