Penelitian ini bertujuan untuk memberikan gambaran mengenai bentuk dan tingkat modal sosial pada komunitas penghuni perumahan serta untuk mengetahui faktor-faktor yang mempengaruhi terbentuknya modal sosial pada komunitas tersebut. Obyek penelitian ini adalah komunitas penghuni perumahan PERUMNAS Minomartani. Pengumpulan data dilakukan dengan survai. Data dianalisis secara deskriptif kuantitatif, didukung analisis secara deskriptif kualitatif untuk faktorfaktor dominan yang ditemukan dalam analisis kuantitatif. Hasil penelitian menunjukkan bahwa tingkat modal sosial pada komunitas penghuni Perumahan PERUMNAS Minomartani tinggi dengan elemen dominan partisipasi dan hubungan antar warga. Lingkup terpenting dalam hubungan antar warga adalah Rukun Tetangga. Faktor pendukung terbentuknya hubungan antar warga terdiri atas faktor fisik dan non fisik. Faktor fisik mencakup ketersediaan fasilitas umum dan pola permukiman, sedangkan faktor non fisik meliputi persamaan kondisi sosial, ekonomi dan budaya antar warga serta kesadaran warga akan pentingnya hidup bermasyarakat.

The objective of this research was to evaluate the form and level of social capital of housing residences community and the factors effected social capital formation. The object of this research was community of PERUMNAS Minomartani housing residences. Data were collected by survey. Data were analyzed by quantitativeescriptive method supported by qualitative-descriptive method for dominant factors found on quantitative analyses. The result of the research showed that the level of the social capital at the community of PERUMNAS Minomartani housing residences was high. The dominant factors of sosial capital were participation and social relationship among community member. The most important scope of the social relationship was neighborhoods association (Rukun Tetangga). Supporting factors of social capital were divided into physical factors and non physical factors. The physical factors included public facility availability and housing pattern. Non physical factors included equality of social economic level and cultural background among members, and awareness of the members to the importance of community life.
