Commercial buildings, especially shopping centers (malls), contribute significantly to greenhouse gas emissions due to high electricity consumption and visitor mobility, as well as suboptimal waste management. This study aims to analyze operational emissions using OpenLCA software, evaluate the quality of Green Open Space, and formulate effective mitigation strategies. The focus of the problem formulation lies in identifying the dominant emission sources and the magnitude of the difference between operational emission loads and the sequestration capacity of existing vegetation.

The research method used is descriptive quantitative, by conducting an emission inventory focused on Module B6 (electricity consumption), Module B8 (visitor vehicle mobility), and Module B1 (solid waste generation). Data analysis combines LCA-based operational emission load calculations with carbon sequestration by existing vegetation. The results of this study indicate that Mall X produces an average operational emission load of 20.011.552,97 kg CO2. Meanwhile, the carbon sequestration capacity of Mall X’s existing vegetation is only 1.013.988,43 kg CO2 eq per year. This condition indicates that the existing green open space is only able to reduce around 5.07% of the total operational emission load, thus still causing a carbon deficit.

This study concludes that mitigation strategies are needed to reduce the carbon deficit. The proposed strategies include the use of Variable Speed Drives (VSDs) in the HVAC system, the installation of polycrystalline solar panels, LED lamp replacement and the installation of automatic sensors, the implementation of a green lease agreement policy, the implementation of incentive parking rates for electric vehicles, and the reduction of single-use packaging waste, implementation of green roofs and green walls, as well as planting trees that have high sequestration. These mitigation strategies are expected to reduce operational emissions at Mall X to make it a more sustainable commercial building with a low carbon footprint.
