Perumusan Kriteria Kualifikasi Kontraktor pada Sistem Pengadaan Proyek Konstruksi Berbasis BIM dengan Mempertimbangkan Critical Success Factor

Kegiatan pembangunan infrastruktur di Indonesia terus berlangsung dan dimulai melalui fase tender yang menentukan keberhasilan awal suatu proyek konstruksi. Seiring berkembangnya teknologi konstruksi, Building Information Modeling (BIM) mulai diadopsi sebagai pendekatan baru yang dapat meningkatkan efisiensi dan efektivitas pelaksanaan proyek. Penelitian ini bertujuan untuk menganalisis pengaruh kriteria kesiapan kontraktor, baik dari tender konvensional maupun faktor-faktor kunci keberhasilan (Critical Success Factors/CSF) BIM, terhadap keberhasilan proyek konstruksi berbasis BIM (BIM Based Project Success).

Penelitian dilakukan menggunakan pendekatan kuantitatif dengan metode Structural Equation Modeling (SEM) berbasis aplikasi SmartPLS 4.0. Data dikumpulkan dari responden yang memiliki pengalaman dalam penggunaan BIM, terdiri dari kontraktor, konsultan, dan pemilik proyek. Hasil penelitian menunjukkan bahwa variabel Kesiapan Kontraktor dalam Mengikuti Tender, Kelengkapan Dokumen Tender, dan Manajemen Pengendalian Proyek berpengaruh positif dan signifikan terhadap keberhasilan proyek berbasis BIM. Namun, Manajemen Infrastruktur Perusahaan serta Pengalaman Perusahaan dan Faktor Eksternal tidak menunjukkan pengaruh signifikan.

Temuan ini memberikan kontribusi dalam merumuskan kriteria strategis yang harus dipenuhi kontraktor dalam mengikuti tender untuk proyek berbasis BIM. Penelitian ini juga menjadi acuan untuk penguatan kebijakan digitalisasi konstruksi di Indonesia.

Infrastructure development activities in Indonesia continue to progress and are initiated through the tender phase, which plays a crucial role in determining the initial success of a construction project. Along with advancements in construction technology, Building Information Modeling (BIM) has increasingly been adopted as a new approach to enhance project execution efficiency and effectiveness. This study aims to analyze the influence of contractor readiness criteria, derived from both conventional tenders and BIM-related Critical Success Factors (CSF), on the success of BIM-based construction projects.

This research employs a quantitative approach using Structural Equation Modeling (SEM) with the support of SmartPLS 4.0 software. Data were collected from respondents experienced in using BIM, including contractors, consultants, and project owners. The findings indicate that the variables Contractor Readiness for Tendering, Completeness of Tender Documents, and Project Control Management have a positive and significant effect on BIM-based project success. In contrast, Company Infrastructure Management and Company Experience and External Factors do not show significant influence.

These results contribute to formulating strategic criteria that contractors need to meet when participating in tenders for BIM-based projects. This research also supports the reinforcement of digitalization policies in the Indonesian construction sector
