Perancangan Office Retail Tower dengan Pendekatan Green Architecture Pada Area Kota Modern Mandiri BSD City

Pulihnya pandemi COVID-19 menyebabkan laju pertumbuhan ekonomi semakin meningkat. Hal ini tentunya dialami oleh Kota Tangerang Selatan yang mengalami peningkatan ekonomi yang drastis setelah pandemi. Pertumbuhan ekonomi ini memunculkan fenomena pembangunan kota modern mandiri yang terintergrasi seperti Kota BSD. Berdasarkan data Distribusi PDRB ADHB, kebutuhan akan jasa perusahaan meningkat setiap tahunnya. Hal ini menjadi indikator bahwa kebutuhan akan tempat sektor perekonomian seperti kantor semakin meningkat tiap tahunnya. Kota BSD adalah salah satu kota yang merespons isu tersebut dengan menghadirkan tiga business district pada kotanya. 

Akibat adanya pembangunan secara masif, sektor konstruksi dan pembangunan tidak hanya memberikan manfaat terhadap perkembangan infrastruktur tetapi juga memberikan dampak negatif terhadap lingkungan. Menurut New United Nations-led report, konstruksi dan operasi dari bangunan menyumbangkan 37% energi global yang berkaitan dengan emisi CO2. Hal ini diperburuk dengan adanya fenomena pemanasan global yang dialami oleh Kota Tangerang Selatan akibat adanya Pembangunan secara masif. 

Oleh karena itu, sebuah wadah yang dapat memenuhi kebutuhan akan jasa perusahaan serta tidak memberikan dampak negatif terhadap lingkungan sangatlah diperlukan. Perancangan dari Office Retail Tower dengan Pendekatan Green Architecture Pada Area Kota Modern Mandiri BSD City dianggap sesuai dikarenakan dapat menyelesaikan permasalahan yang ditimbulkan. Terdapat permasalahan utama dalam perancangan office retail tower tersebut ,yaitu (1) Bagaimana cara memenuhi kebutuhan akan kantor sewa secara efektif dan efisien? (2) Bagaimana cara agar konstruksi dari pembangunan kantor sewa tidak memberikan dampak negatif ke lingkungan? Berdasarkan permasalahan tersebut konsep “Future-Ready office: Fueling Business Growth, Creating Impact Without Harm.” dengan fokus terhadap efisiensi energi, air, dan material serta adanya konsep preserving nature melalui karakter bangunan urban oasis dapat menjawab berbagai permasalahan yang telah dipaparkan.

The recovery from the COVID-19 pandemic has caused the economic growth rate to increase. This is certainly experienced by South Tangerang City, which experienced a drastic economic increase after the pandemic. This economic growth has led to the development of integrated modern independent cities such as BSD City. Based on ADHB GRDP distribution data, the need for company services increases yearly. This is an indicator that the need for economic sector places such as offices is rising every year. BSD City is one of the cities that responds to this issue by presenting three business districts in the city. 

As a result of massive development, the construction and development sector not only provides benefits to infrastructure development but also hurts the environment. According to the New United Nations-led report, the construction and operation of buildings account for 37% of global energy-related CO2 emissions. This is exacerbated by the global warming phenomenon experienced by South Tangerang City due to massive development. 

Therefore, a place that can meet the needs of corporate services and does not have a negative impact on the environment is needed. The design of the Office Retail Tower with a Green Architecture Approach in the Mandiri BSD City Modern City Area is considered appropriate because it can solve the problems caused. There are main problems in the design of the office-retail tower, namely (1) How to meet the need for rental offices effectively and efficiently? (2) How does the construction of the rental office development not have a negative impact on the environment? Based on these problems, the concept of “Future-Ready office: Fueling Business Growth, Creating Impact Without Harm.” with a focus on energy, water, and material efficiency and the concept of preserving nature through the character of urban oasis buildings can answer the various problems that have been described.
