2004 | Tesis | Magister Ekonomika PembangunanTujuan utama dari penelitian ini adalah menganalisis pengaruh luas tanah, luas bangunan, jarak ke Central Business District/Pusat Kota, lebar jalan depan, umur bangunan dan daya listrik terhadap nilai properti pertokoan di Kota Pekanbaru. Pengambilan data dilakukan secara cross section dan data yang ada kemudian diambil sampel dengan purposive sampling yaitu sampel dipilih dan ditunjuk yang sekiranya dapat mewakili ciri-ciri populasi dan sesuai dengan tujuan penelitian. Analisis data dilakukan dengan analisis statistik dan analisis ekonometrika termasuk di dalamnya analisis regresi linier dengan metode kuadrat terkecil (Ordinary Least Square (OLS)). Hasil analisis statistik menunjukkan uji-t dan uji-F signifikan pada taraf nyata α = 5 %, Berdasarkan hasil penelitian menunjukkan bahwa variasi variabel bebas (luas tanah, luas bangunan, jarak ke Central Business District/Pusat Kota, lebar jalan depan dan umur bangunan) berpengaruh terhadap nilai properti pertokoan. Hal ini menunjukkan variabel lainnya yaitu daya listrik kurang berpengaruh terhadap nilai properti pertokoan. Uji koefisien determinasi R2 menunjukkan 71,63 % variasi perubahan variabel dependen mampu dijelaskan oleh variasi perubahan variabel independen. Hasil analisis ekonometrika menunjukkan model yang diestimasi memenuhi asumsi klasik dengan tidak terdapatnya gejala multikolinieritas, heteroskedastisitas, dan autokorelasi.
The main aim of this research is to analyst the influence of land size, building size, distance from Central Business District, road width, the age of building, and electricity power to the value of retail property in Pekanbaru. The data removal are by applying cross section and the data are taken to be undergone by using purpossive sampling : that is, they are chosen or signed as provided that they are able to represent the population characteristics and are appropriate with the aim of the research. Data analysis are done by statistic analysis in which it is also included the linier regression analysis with the Least Square Method (Ordinary Least Square (OLS)). The result of statistic analysis show t-test and F-test are significant on the real level α = 5 %. The empirical result of this research showed that independent variables (land size, building size, distance from Central Business District, width of street in the front of properties and the age of building) influence the value of retail property in Pekanbaru. It indicates that the other factor that is electricity power have little influences toward the value of retail property. Test of R2 determination show that 71,63 % variation of dependent variable changes. The result of the economical analysis shows that the model, which is estimated, fulfills a classical assumption in which there is not found the symtoms of multicollinearity, heteroscedastisity, and autocorrelation.
