PERSEPSI MASYARAKAT BERPENGHASILAN RENDAH TERHADAP TINGGAL DI RUSUNAWA YOS SUDARSO KOTA PEKANBARU

Kota Pekanbaru mengalami peningkatan jumlah penduduk yang signifikan, yang berakibat pada munculnya permukiman kumuh. Pembangunan rusunawa menjadi solusi potensial untuk mengatasi permasalahan hunian bagi masyarakat berpenghasilan rendah (MBR). Di Kota Pekanbaru, terdapat beberapa rusunawa, namun hanya dua yang dikhususkan untuk masyarakat berpenghasilan rendah, yaitu Rusunawa Rejosari dan Rusunawa Yos Sudarso. Rusunawa Yos Sudarso dibangun ditujukan untuk masyarakat yang tinggal di kawasan kumuh desa Meranti pandak dan desa Sri Meranti, namun pada kenyataannya hanya sedikit masyarakat yang tertarik pindah ke rusunawa Yos Sudarso dengan tingkat okupansi yang rendah. Penelitian ini bertujuan untuk mengetahui persepsi dan faktor-faktor yang mempengaruhi persepsi masyarakat berpenghasilan rendah terhadap rusunawa Yos Sudarso. Penelitian ini menggunakan metode kuantitatif deskriptif dengan memanfaatkan uji statistik pada SPSS. Hasil penelitian menunjukkan persepsi penghuni berada pada kategori positif dan masyarakat berada pada kategori negatif. Faktor-faktor yang mempengaruhi persepsi penghuni yakni umur terhadap jarak rusunawa ke pusat kota dan kondisi rusunawa, sedangkan faktor yang mempengaruhi persepsi masyarakat ialah ketertarikan tinggal terhadap harga sewa rusunawa. Diperlukan pendekatan persuasif dan penjelasan detail tentang keuntungan tinggal di rusunawa untuk meningkatkan ketertarikan tinggal masyarakat berpenghasilan rendah.

Pekanbaru City experienced a significant increase in population, which resulted in the emergence of slum settlements. The construction of flats is a potential solution to overcome housing problems for low-income people. In Pekanbaru City, there are several flats, but only two are specifically for low-income people, namely the Rejosari flats and the Yos Sudarso flats. The Yos Sudarso flats were built for people living in the slum areas of Meranti Pandak village and Sri Meranti village, but in reality only a few people were interested in moving into the Yos Sudarso flats with low occupancy rates. This research aims to determine the perceptions and factors that influence the perceptions of low-income people towards the Yos Sudarso flats. This research uses descriptive quantitative methods by utilizing statistical tests in SPSS. The research results show that residents' perceptions are in the positive category and the community is in the negative category. Factors that influence residents' perceptions are age regarding the distance of the flat to the city center and the condition of the flat, while factors that influence public perception are interest in living in the rental price of the flat. A persuasive approach and detailed explanation of the advantages of living in an apartment are needed to increase people's interest in living.
