Pekerjaan di dunia konstruksi yang semakin beragam, mengharuskan pelaku usaha konstruksi agar setiap pekerjaan pada proyek konstruksi memenuhi persyaratan. Oleh karena itu, penelitian ini bertujuan untuk mengevaluasi kesesuaian antara kondisi aktual mutu material dan pelaksanaan pada Proyek Rumah Susun Tenaga Pendidik UGM dengan persyaratan yang tertera pada SNI maupun Spesifikasi Teknis Proyek, serta menentukan faktor yang dominan mengakibatkan kerugian dengan acuan 5M.
Metode observasi dilakukan pada evaluasi mutu material dan pelaksanaan dengan mengamati hasil pengujian dan observasi secara langsung dan dianalisis dengan menggunakan metode percent plan completed. Kemudian, wawancara dilaksanakan pada responden, dan analisis menggunakan analisis pareto pada hasil wawancara untuk menentukan faktor dominan yang menyebabkan permasalahan di lapangan.
Berdasarkan penelitian, didapatkan hasil uji kuat tekan beton silinder sudah sesuai persyaratan, yaitu f’cr = 38,5 MPa, dengan standar deviasi pekerjaan balok dan pelat mendapatkan kategori penilaian cukup, dan pekerjaan kolom mendapatkan penilaian memuaskan. Uji kuat tarik baja tulangan mendapatkan rata-rata hasil uji sebesar 450,18 MPa dan memenuhi item penilaian toleransi berat, diameter, dan sifat mekanis baja tulangan. Analisis Pareto menunjukkan bahwa material memiliki pengaruh 34%, peralatan memiliki pengaruh 21%, pekerja memiliki pengaruh 17%, metode kerja memiliki pengaruh 15%, dan keuangan memiliki pengaruh 13% terhadap mutu yang dihasilkan.

Jobs in the world of construction that are increasingly diverse require construction business actors to fulfill the requirements for each job in a construction project. Therefore, this study aims to evaluate the conformity between the actual conditions of material quality and implementation of the UGM Educator Flats Project with the requirements listed in the SNI Specifications and Project Technical, as well as the dominant determinants that result in losses with the 5M reference.
The observation method was carried out on the evaluation of material quality and implementation by observing the test results and direct observation and analyzed using the percent plan completed method. Then, interviews were conducted with respondents, and analysis using pareto analysis on the results of the interviews to determine the dominant factors that cause problems in the field.
Based on the research, the results obtained from the compressive strength test of cylindrical concrete are in accordance with the requirements, namely f'cr = 38.5 MPa, with a standard deviation of beam and slab work getting an adequate rating category, and column work getting a satisfactory rating. The tensile strength test of reinforcing steel obtained an average test result of 450.18 MPa and met the items for assessing tolerances for weight, diameter, and mechanical properties of reinforcing steel. Pareto analysis shows that materials have an influence of 34%, equipment has an influence of 21%, workers have an influence of 17%, work methods have an influence of 15%, and finance has an influence of 13% on the quality produced.
