PREFERENSI INDEKOS SEBAGAI HUNIAN BAGI MAHASISWA (Studi Kasus Mahasiswa UGM di Tahun 2023)

Keberadaan indekos yang semakin berkembang mengakibatkan timbulnya persaingan antar indekos. Persaingan tersebut menimbulkan kesenjangan antar indekos satu dengan indekos yang lain. Terdapat indekos yang ramai dan terdapat juga indekos yang sepi. Karena permasalahan tersebut, perlu dilakukan penelitian untuk mengetahui faktor-faktor yang mempengaruhi keputusan mahasiswa untuk memilih indekos. Penelitian ini bertujuan untuk mengetahui faktor-faktor yang mempengaruhi keputusan mahasiswa untuk memilih indekos. Data yang digunakan merupakan data primer yang diperoleh melalui penyebaran kuesioner berbasis web. Jumlah reponden yang digunakan adalah 395 mahasiswa aktif UGM yang memilih tinggal pada hunian sewa (indekos, asrama atau rumah kontrakan). Variabel yang diteliti pada penelitian ini adalah keputusan untuk memilih indekos sebagai variabel dependen dan variabel independen yang meliputi lokasi, harga, fasilitas, kenyamanan, keamanan dan referensi. Penelitian ini menggunakan metode kuantitatif sebagai pendekatan utama dan analisis regresi logistik digunakan sebagai alat analisisnya. Hasil penelitian menunjukkan bahwa faktor fasilitas, kenyamanan dan keamanan berpengaruh positif terhadap keputusan memilih indekos, sedangkan faktor lokasi dan referensi berpengaruh negatif terhadap keputusan memilih indekos. Faktor harga tidak berpengaruh terhadap keputusan memilih indekos. Faktor kenyamanan memiliki pengaruh yang paling besar diantara faktor lain karena mahasiswa lebih menyukai lingkungan yang nyaman.

The growing presence of boarding houses has resulted in increased competition among them. This competition leads to disparities between different boarding houses. Some boarding houses are crowded, while others are less occupied. Due to this issue, research needs to be conducted to determine the factors influencing students' decisions in choosing a boarding house. This study aims to determine the factors influencing students' decisions in choosing a boarding house. The data used in this research are primary data obtained through web-based questionnaires. The sample consists of 395 active students from UGM who choose to live in rental housing (boarding houses, dormitories, or rented houses). The variables studied in this research include the decision to choose a boarding house as the dependent variable, and independent variables such as location, price, facilities, comfort, security, and references. This research adopts a quantitative method as the primary approach, with logistic regression analysis used as the analytical tool. The results of the study indicate that the factors of facilities, comfort, and security have a positive influence on the decision to choose a boarding house, while location and references have a negative influence. The price factor does not have an influence on the decision to choose a boarding house. Comfort factor has the greatest impact as students prefer a comfortable living environment.
