IDENTIFIKASI PENGARUH USAHA PARIWISATA BERBASIS RUMAH TERHADAP HUNIAN DI DESA WISATA PULESARI

Perkembangan desa wisata di Daerah Istimewa Yogyakarta mengalami peningkatan dalam kurun waktu satu dekade terakhir. Desa Wisata Pulesari menjadi salah satu desa wisata yang mengalami peningkatan pembangunan cukup pesat. Pembangunan tersebut menjadi katalisator pertumbuhan sektor informal di Desa Wisata Pulesari. Pengembangan sektor informal pariwisata berpengaruh terhadap transformasi hunian melalui usaha pariwisata berbasis rumah. Penelitian ini bertujuan untuk mengidentifikasi transformasi hunian yang diakibatkan oleh pengembangan usaha berbasis rumah di Desa Wisata Pulesari. Identifikasi dilakukan dengan variabel transformasi fisik, transformasi spasial, dan transformasi kultural. Penelitian ini menggunakan pendekatan kualitatif dan metode studi kasus dengan pengaplikasian teori Habraken. Pengembangan homestay, pendopo, warung, dan usaha produksi di Desa Wisata Pulesari terjadi sebagai bentuk kebutuhan masyarakat dan kepentingan untuk mengembangkan desa wisata. Pengembangan tersebut memiliki pengaruh terhadap transformasi hunian. Pengaruh tersebut berupa penambahan ruang bangunan dan objek fisik, perubahan spasial terkait strategi penggunaan ruang dan tingkatan teritorial, serta perubahan secara komprehensif pada lingkup penelitian. Penelitian ini diharapkan menjadi pedoman untuk mengembangkan usaha pariwisata berbasis rumah dan menjadi acuan peneliti selanjutnya untuk mengembangkan penelitian yang lebih holistik dalam lingkup lebih luas.

The development of tourist villages in the Special Region of Yogyakarta has experienced an increase over the past decade. Desa Wisata Pulesari is one of the tourism villages that has undergone relatively rapid development. This development has acted as a catalyst for the growth of the informal sector in Desa Wisata Pulesari. The development of the tourism informal sector has influenced housing transformation through home-based tourism enterprises. This research aims to identify the housing transformation caused by the development of home-based enterprises in Desa Wisata Pulesari. The identification is carried out through the variables of physical transformation, spatial transformation, and cultural transformation. This research adopts a qualitative approach and a case study method with the application of Habraken's theory. The development of homestays, pendopo, small shops, and production businesses in Desa Wisata Pulesari occurs as a response to the community's needs and interests in developing the tourism village. This development has an impact on housing transformation, including the addition of building space and physical objects, spatial changes related to space utilization strategies and territorial levels, as well as comprehensive changes in the research scope. This research is expected to serve as a guide for the development of home-based tourism enterprises and provide a reference for future researchers to conduct more holistic research on a broader scale.
