Estimasi Nilai Pasar Hotel AEO di Kota Makassar Dengan Pendekatan Pendapatan Dan Pendekatan Biaya

Penilaian properti komersial seperti hotel ialah menganalisis nilai hotel secara umum dengan berbagai tujuan. Hotel AEO adalah salah satu hotel berbintang tiga yang berlokasi di Kota Makassar, Provinsi Sulawesi Selatan dan beroperasi sejak tahun 2013. Penelitian ini bertujuan untuk mengetahui estimasi nilai pasar hotel dengan kepentingan jual beli. Penelitian ini dilakukan pada bulan Juli hingga Desember 2019 dengan menggunakan pendekatan pendapatan dan pendekatan biaya. Hasil penelitian menunjukkan dengan merekonsiliasi nilai dari kedua pendekatan tersebut telah menghasilkan estimasi nilai pasar Hotel AEO sebesar Rp57.657.700.000,00. Hasil indikasi nilai dari pendekatan pendapatan dengan metode discounted cash flow sebesar Rp59.775.000.000,00 serta hasil indikasi nilai dari pendekatan biaya dengan metode depreciated replacement cost sebesar Rp54.489.500.000,00.

Valuation of commercial properties such as hotels is to analyse the value of hotels in general with various purposes. Hotel AEO is a three-star hotel located in Makassar City, South Sulawesi Province, operating since 2013. this study aims to determine the estimated market value of the hotel with the interests of buying and selling. This research was conducted from July to December 2019 using the revenue approach and the cost approach. The results showed that by reconciling the values of the two approaches, the estimated market value of AEO Hotel was Rp57.657.70.000,00. The development of the value indication from the income approach using the discounted cash flow method is Rp59.775.000.000.00, and the value indication result from the cost approach using the depreciated replacement cost method is Rp54.489.500.000.00.
