ANALISA STRUKTUR MODAL OPTIMAL PADA PERUSAHAAN PROPERTI (Studi kasus PT MNC Land Lido)

PT. MNC land lido bergerak dibidang development, hotel, resort dan golf. PT MNC land. Penelitian ini berujuan untuk menganalisa struktur modal optimal perusahaan pada tahun 2019, mengingat perusahaan berencana untuk mengembangkan mega project MNC Smart City di daerah lido. Pada tahun 2019 perusahaan memiliki struktur modal 2,532% urang dan 97,468 ekuitas. Untuk memperoleh sturkur modal optimal penelitian ini akan melakuan analisa WACC dengan melakukan beberapa sekenario tingkat proposional utang dan modal sehingga menghasilkan nilai WACC terendah dan memberikan nilai perusahaan tertinggi denga memperhatikan financial distresss. Nilai maksimum PT MNC Land Lido adalah dengan tingkat 30% utang dan 70% modal. Disamping itu nilai mana WACC terendah adalah komposisi 40% debt dan 60% equity. Di mana pada kondisi ini diperoleh nilai WACC sebesar 8.80%. bersarkan perhitungan tersebut, sturkur modal optimal PT MNC land lido pada tingkat 30%-40% utang.

To obtain the optimal capital structure, this research will carry out a WACC analysis by conducting several scenarios of the proportional level of debt and capital so as to produce the lowest WACC value and provide the highest company value by paying attention to financial distresss. The maximum value of PT MNC Land Lido is 30% debt and 70% equity. Besides, the lowest WACC value is the composition of 40% debt and 60% equity. Where in this condition a WACC value of 8.80% is obtained. Based on these calculations, the optimal capital structure of PT MNC land lido is at a level of 30-40% of debt
