Penilaian ini bermaksud untuk memberikan estimasi besarnya Nilai Sewa ruko di Kompleks Seturan Square, Jalan Seturan Raya, Kelurahan Caturtunggal, Kecamatan Depok, Kabupaten Sleman, Daerah Istimewa Yogykarta. Alat analisis yang digunakan adalah dengan menggunakan Pendekatan Pasar dan Pendekatan Pendapatan. Pendekatan Pasar ruko menggunakan metode perbandingan penjualan dan pada Pendekatan Pendapatan menggunakan metode Gross Income Multiplier (GIM). Hasil penilaian ruko disimpulkan dalam indikasi Nilai Sewa Pasar sebesar Rp83.000.000,00 (Delapan Puluh Tiga Juta Rupiah) per tahun. Hasil tersebut didapatkan dari hasil rekonsiliasi nilai yang dihasilkan dari penilaian dengan Pendekatan Pasar dan Pendekatan Pendapatan. Nilai dari perhitungan Pendeketan Pasar didapatkan kesimpulan Nilai Sewa Pasar dari ruko tersebut sebesar Rp83.100.000,00 ( Delapan Puluh Tiga Juta Seratus ribu Rupiah) per tahun, dan untuk perhitungan Pendekatan Pendapatan didapatkan kesimpulan nilai sebesar Rp82.900.000,00 ( Delapan Puluh Dua Juta Sembilan Ratus Ribu Rupiah) per tahun.

This assessment is intend to proovide an estimate of the Rent Value shophouse on the Seturan Square Complex, Seturan Raya street, Caturtunggal Village, Depok District, Sleman Regency, Special Region of Yogyakarta. The analytical tool used is to use the Market Approach and Income Approach. The Marked Approach of the shophouse uses the comparable sales method and the Income Approach uses the gross income multiplier (GIM) method. Results Shophouse value is concluded from the estimated market rental value of Rp83.000.000,00 (Eighty Three Million Rupiah) per year. These results are obtained from the results of the reconciliation of value generated from the value with the Market Approach and the Income Approach. From the calculation of the Market Approach is concluded, the market rental value of this shophouse is Rp83.100.000,00 (Eighty Three Million One Hundred Thousand Rupiah) per year, and for the calculation of the Income Approach, the value is Rp82.900.000,00 (Eighty Two Million Nine Hundred Thousand Rupiah) per year.
