Pada penilaian ini memiliki maksud untuk mengetahui estimasi Nilai Sewa Pasar dari satu unit ruko di Kompleks Ruko Graha Pogung Lor Nomor XX dan memiliki tujuan untuk mementukan Nilai Sewa Pasar dari unit ruko tersebut. Di dalam penilaian ini, digunakan dua alat analisis yaitu Pendekatan Pasar dengan menggunakan Metode Perbandingan Langsung dan Pendekatan Pendapatan dengan menggunakan Metode Gross Income Multiplier. Dari hasil perhitungan yang dilakukan pada tanggal 14 Maret 2020 menghasilkan Nilai Sewa Pasar ruko sebesar Rp146.500.000 (Seratus Empat Puluh Enam Juta Lima Ratus Ribu Rupiah) per tahun. Nilai Sewa Pasar tersebut merupakan hasil rekonsiliasi dari kedua metode yang digunakan. Dengan menggunakan Metode Perbandingan langsung, Nilai Sewa Pasar yang dihasilkan sebesar Rp147.900.000 (Seratus Empat Puluh Tujuh Juta Sembilan Ratus Ribu Rupiah) per tahun dan dengan menggunakan Metode Gross Income Multiplier, Nilai Sewa Pasar yang dihasilkan sebesar Rp144.700.000 (Seratus Empat Puluh Empat Juta Tujuh Ratus Ribu Rupiah) per tahun.

In this appraisal, the intention is to find out the estimated Market Lease Value of the Shophouse Unit in the Graha Pogung Lor Number XX and has the objective to determine the Market Lease Value of the shophouse unit. In this assessment, two analytical tools are used namely the Market Approach using the Direct Comparison Method and the Revenue Approach using the Gross Income Multiplier Method. From the results of calculations conducted on March 14, 2020, the shophouse market rental value of Rp146.500.000 (One Hundred Fourty Six Million Five Hundred Thousand Rupiah) per year. The Market Rent Value is the result of reconciliation of the two methods used. By using the Direct Comparison Method, the Market Rent Value generated is Rp147.900.000 (One Hundred Fourty Seven Million Nine Hundred Thousand Rupiah) per year and by using the Gross Income Multiplier Method, the Market Rent Value generated is Rp144.700.000 (One Hundred Fourty Four Million Seven Hundred Thousand Rupiah) per year.
