Penulisan ini dilakukan untuk menentukan Nilai Pasar dari sebuah properti rumah tinggal di Perumahan Bale Mulia Residence Blok J-XXX, Desa Sendangadi, Kecamatan Mlati, Kabupaten Sleman, Yogyakarta untuk tujuan Penjaminan Utang. Alat analisis yang digunakan dalam penilaian rumah tinggal ini adalah uji Highest and Best Use (HBU), Pendekatan Pasar, dan Pendekatan Biaya. Pendekatan Pasar menggunakan metode Perbandingan Data Pasar, sedangkan Pendekatan Biaya menggunakan metode Biaya Pengganti (Depreciated Replacement Cost/DRC). Penilaian ini menghasilkan Indikasi Nilai Pasar dari Pendekatan Pasar sebesar Rp4.300.500.000,00 (Empat Miliar Tiga Ratus Juta Lima Ratus Ribu Rupiah) dan Indikasi Nilai Pasar dari Pendekatan Biaya sebesar Rp4.462.200.000,00 (Empat Miliar Empat Ratus Enam Puluh Dua Juta Dua Ratus Ribu Rupiah). Rekonsiliasi dari kedua indikasi nilai tersebut menghasilkan Nilai Pasar sebesar Rp4.370.570.000,00 (Empat Miliar Tiga Ratus Tujuh Puluh Juta Lima Ratus Tujuh Puluh Ribu Rupiah) dan Indikasi Nilai Likuidasi sebesar Rp3.059.399.000,00 (Tiga Miliar Lima Puluh Sembilan Juta Tiga Ratus Sembilan Puluh Sembilan Ribu Rupiah).

Writing is done to determine the Market Value of residential property on Bale Mulia Residence Block J-XXX, Sendangadi Village, Mlati Sub-district, Sleman Regency, Yogyakarta Province for the purpose of Debt Guarantee. The analytical tool used in this residential assessment is the Highest and Best Use (HBU) test, the Market Approach, and the Cost Approach. The Market Approach uses the Market Data Comparison method, while the Cost Approach uses the Depreciated Replacement Cost (DRC) method. This assessment yields a Market Value Indication of the Market Approach of Rp.4,300,500,000.00 (Four Billion Three Hundred Million Five Hundred Thousand Rupiahs) and a Market Value Indication of the Cost Approach of Rp.4,462,200,000.00 (Four Billion Four Hundred Sixty Two Million Two Hundred Thousand Rupiahs). The reconciliation of the two indications of value results in a Market Value of Rp.4,370,570,000.00 (Four Billion Three Hundred Seventy Million Five Hundred Seventy Thousand Rupiahs) and an indication of Liquidation Value of Rp3,059,399,000.00 (Three Billion Fifty Nine Million Three Hundred Ninety Thirty-Nine Thousand Rupiah).
