Analisis Faktor Permasalahan Proyek Konstruksi yang dikaji dari Laporan Hasil Rapat Mingguan Proyek (Studi Kasus : Tiga Proyek Pembangunan Gedung Universitas Gadjah Mada)

Universitas Gadjah Mada (UGM) sebagai wadah tempat belajar selalu melakukan perbaikan infrastruktur fasilitas perkuliahan seperti pembangunan gedung kuliah Fakultas Geografi, gedung Klinik Lingkungan dan Mitigasi Bencana (KLMB) Fakultas Geografi, dan gedung Animal Health Care Prof. Soeparwi Fakultas Kedokteran Hewan. Berkaitan dengan hal tersebut terdapat beberapa masalah dan hambatan-hambatan selama proses pelaksanaan proyek konstruksi berlangsung. Tujuan penelitian ini adalah untuk mengidentifikasi faktor-faktor permasalahan proyek yang memiliki total permasalahan paling banyak dan durasi waktu paling lama selama proses pelaksanaan proyek berlangsung. Identifikasi faktor permasalahan proyek dilakukan dengan mengelompokkan permasalahan-permasalahan proyek yang tercatat pada laporan hasil rapat mingguan proyek yang ada pada laporan akhir pengawasan proyek menjadi faktorfaktor permasalahan dan dilakukan analisis untuk mencari faktor permasalahan dengan jumlah masalah terbanyak dan total durasi masalah terlama pada tiga proyek yang diteliti. Hasil identifikasi data didapatkan 26 faktor permasalahan proyek yaitu 11 faktor permasalahan administrasi dan 15 faktor permasalahan teknis. Hasil analisis pada proyek gedung kuliah Geografi UGM adalah faktor permasalahan material memiliki jumlah masalah terbanyak dan faktor permasalahan izin mendirikan bangunan memiliki total durasi masalah terlama. Hasil analisis pada proyek gedung KLMB Geografi UGM adalah faktor permasalahan material memiliki jumlah masalah terbanyak dan faktor permasalahan pelaksanaan pekerjaan konstruksi memiliki total durasi masalah terlama. Hasil analisis pada proyek gedung RSH Prof. Soeparwi FKH UGM adalah faktor permasalahan pelaksanaan pekerjaan konstruksi memiliki jumlah masalah terbanyak dan total durasi masalah terlama. Hasil analsis terhadap keseluruhan tiga proyek didapatkan faktor permasalahan pelaksanaan pekerjaan konstruksi merupakan faktor permasalahan dengan total permasalahan paling banyak dengan nilai rata-rata total masalah adalah 35,67 permasalahan dan faktor permasalahan material merupakan faktor permasalahan dengan total durasi waktu permasalahan paling lama dengan total durasi waktu permasalahan adalah 25,44 minggu.

Universitas Gadjah Mada (UGM), as a learning place, always improves its infrastructures to support learning activities, such as constructing college building of Faculty of Geography, Klinik Lingkungan dan Mitigasi Bencana (KLMB) building of Faculty of Geography, and Animal Health Care building Prof. Soeparwi Faculty of Veterinary. According to the construction, there were found some problems and obstacles during the construction project was held. The aim of this study is to identificate problem-related factor of the project which has the most total of problems and the longest time duration during the construction project was held. The identification of problem-related factors was held by classifying project problems, reported at weekly meeting report of project in final report of project supervision, into problem-related factors and analyzing the factors in order to find problem-related factors in terms of quantity and time duration of problems of three construction projects studied. The result of identification showed that 26 problem-related factors, i.e. 11 administration-related factors and 15 technical-related problems. The result of analyzing college building of Faculty of Geography project showed that material-related factor has the most total of problems and building permit-related factor has the longest time duration. The result of analyzing KLMB building of Faculty of Geography showed that material-related factor has the most total of problems and construction work-related factor has the longest time duration. The result of analyzing Animal Health Care building Prof. Soeparwi Faculty of Veterinary showed that construction work-related factor has the most total of problems and the longest time duration. The result of analyzing three construction projects showed that construction work-related factor has the most total of problems and material-related factor has the longest time duration. Average of the problems in construction work-related factor is 35.67. Average of the time duration in material-related factor is 25.44 weeks.
