METODE PELAKSANAAN DAN PRODUKTIVITAS PEKERJAAN STRUKTUR PADA PROYEK PEMBANGUNAN APARTEMEN LOT. 1 GATEWAY PARK OF LRT CITY BEKASI - JAWA BARAT

Pertumbuhan penduduk yang sangat pesat didaerah jabodetabek berbading lurus dengan pesatnya pembangunan infrastruktur dibidang properti khususnya hunian berupa apartemen. Dalam proses pembangunannya, terdapat beberapa metode pelaksaan kerja yang dapat dipakai. Topik yang akan dibahas pada laporan ini menitikberatkan pada metode pelaksanaan pekerjaan struktur dan nilai produktivitas kerja dari masing-masing pekerjaan pada proyek apartemen lot.1 Gateway Park of LRT City. Laporan akhir ini dibuat dengan tujuan untuk mengetahui metode pelaksanaan pekerjaan struktur yang dipakai serta untuk mengetahui nilai produktivitas kerja dan indeks kerja aktual dilapangan dari masing-masing pekerjaan lalu dibandingkan dengan nilai standar yang tertera pada PerMen PUPR No. 28/PRT/M/2016. Analisis metode pelaksanaan dan produktivitas kerja dilakukan dengan cara pengamatan secara langsung proses pekerjaan struktur apartemen lot.1 di lapangan. Kemudian didukungan dengan dokumen perencaan, hasil wawancara, observasi, analisis, dan studi pustaka. Berdasarkan hasil pembahasan baik pengamatan maupun hasil perhitungan maka dapat disimpulkan bahwa metode pelaksanaan yang dipakai pada pekerjaan struktur apartemen lot.1 Gateway Park of LRT City yaitu untuk pekerjaan bekisting menggunakan bekisting knock down, pekerjaan pembesian menggunakan pembesian sistem konvensional dan pabrikasi serta untuk pekerjaan pengecoran menggunakan beton readymix dengan bantuan tower crane dan bucket untuk menyalurkan beton readymix ke area yang akan dicor. Kemudian berdasarkan hasil perhitungan produktivitas dan indeks kerja lalu dibandingkan dengan nilai standar PerMen PUPR No. 28/PRT/M/2016 diperoleh bahwa produktivitas kerja dilapangan cenderung lebih besar sedangkan untuk indeks kerja dilapangan cenderung lebih kecil. Dari kedua parameter tersebut dapat disimpulkan bahwa kinerja pada proyek ini sangat baik.

Rapid population growth in jabodetabek is accordingly in line with the fast development of infrastructure in the field of property,especially housings in the form of apartment. In the development process, there are several work implementation methods to be used. The topic represented in this report highlights the structural work implementation method and productivity value of each work on the project of apartment lot 1 at Gateway Park in LRT City. This final report is aimed to recognize the proper structural work implementation method used and to recognize productivity value as well as actual work index at the site of each work while compared to the standard value as seen in PerMen PU No. 28/PRT/M/2016. The analysis of the work implementation and productivity is carried out through direct observation on the structural work process of apartment lot 1 on site. It is then supported with the documents of plan, interview results, observation, analysis, and literature study. Based on the result of discussion both from observation and calculation results, it can be inferred that the implementation method used in the structural work of apartment lot 1 Gateway Park in LRT City for the formwork uses knockdown formwork, while the ironwork uses conventional system, and the casting work uses readymix concrete assisted by tower crane and bucket to distribute it onto the area of casting. Then based on the result of productivity and work index compared to the standard value of PerMen PUPR No. 28/PRT/M/2016 it is obtained that work productivity on site tends to be higher while as for work index on site tends to be lower. From both parameters it can be concluded that the work performance on the project is very good.
