ANALISIS PENILAIAN PROPERTI HOTEL XYZ DI SEMARANG UNTUK TUJUAN PENJAMINAN UTANG

Pada penelitian ini, peneliti menilai salah satu hotel berbintang dua di Kota Semarang yaitu Hotel XYZ. Tujuan dari penilaian tersebut adalah mengestimasi nilai pasar Hotel XYZ untuk kepentingan penjaminan utang bank. Pendekatan yang digunakan dalam mengestimasi nilai pasar Hotel XYZ adalah Pendekatan Biaya (cost approach) dengan metode Depreciated Replacement Cost (DRC) dan Pendekatan Pendapatan (income approach) dengan metode discounted cash flow. Berdasarkan Pendekatan Biaya, indikasi nilai pasar Hotel XYZ pada tanggal Desember 2018 adalah sebesar Rp34.940.263.250, sedangkan berdasarkan Pendekatan Pendapatan, indikasi nilai pasar Hotel XYZ pada tanggal Desember 2018 adalah sebesar Rp40.814.589.000. Indikasi nilai pasar berdasarkan Pendekatan Pendapatan diberi bobot sebesar 60 persen dan indikasi nilai pasar berdasarkan Pendekatan Biaya diberi bobot 40 persen. Rekonsiliasi nilai dari kedua pendekatan tersebut menghasilkan kesimpulan nilai pasar Hotel XYZ sebesar Rp38.464.858.700 dan dibulatkan menjadi Rp38.464.000.000.

In this researcher assessed one of the two star hotel in Semarang City which is XYZ Hotel. The aim of the assessment is to estimate the market of XYZ Hotel. The approach used in estimating the market value of Hotel XYZ is the cost approach with the Depreciated Replacement Cost method (DRC), and the income approach with the Discounted Cash Flow method (DCF). Under the cost approach, the market value indication of Hotel XYZ on Desember 2018 is Rp34.940.263.250, while based on the income approach, the market value indication of Hotel XYZ on Desember 2018 is Rp40.814.589.000. Indication of market value based on the cost approach was given a weight of 40 percent and an indication of market value based on income approach is weighted 60 percent, resulting market value conclusion of Hotel XYZ on Desember 2018 is Rp38.464.858.700 and rounded to Rp 38.464.000.000.
