2019 | Tugas Akhir | D3 EKONOMIKA TERAPANPenilaian ini bermaksud untuk menentukan estimasi nilai pasar dan nilai likuidasi dari ruko yang berada di Jalan Prof. Herman Yohanes, Kecamatan Gondokusuman, Kota Yogyakarta untuk tujuan penjaminan utang. Alat analisis yang digunakan dalam penilaian ini adalah pendekatan pasar dan pendekatan biaya. Penilaian ruko dengan menggunakan pendekatan pasar menghasilkan nilai pasar sebesar Rp 6.266.869.000 dan penilaian ruko dengan menggunakan pendekatan biaya menghasilkan nilai pasar sebesar Rp 6.119.534.000. Dari hasil kedua pendekatan, dilakukan rekonsiliasi dan menghasilkan nilai akhir ruko sebesar Rp 6.194.078.000 Indikasi nilai likuidasi yang dihasilkan dari penilaian ini adalah 70 persen dari nilai akhir ruko, sehingga diperoleh nilai likuidasi sebesar sebesar Rp 4.335.855.000.
This appraisal intends to determine the estimated market value and liquidation value of the shophouse located on Jalan Prof. Herman Yohanes, Gondokusuman District, Yogyakarta City for the purpose of debt guarantee. The analytical tool used in this appraisal is the market approach and cost approach. The valuation of shop houses using the market approach produces a market value of Rp 6.266.869.000 and the valuation of shop houses using the cost approach produces a market value of Rp. 6.119.534.000. From the results of the two approaches, reconciliation was carried out and produced the final shop value of Rp 6.194.078.000. The indication of the liquidation value generated from this valuation is 70 percent of the final value of the shop, so that the value of liquidation is obtained in the amount of Rp 4.335.855.000.
