Revaluasi Barang Milik Negara Berupa Tanah dan Bangunan Kantor Badan Pusat Statistik Kota Surabaya Dalam Rangka Penyusunan Laporan Keuangan Pemerintah

Penelitian ini, menilai kembali salah satu aset tetap Barang Milik Negara Republik Indonesia, yaitu Tanah dan Bangunan Kantor Badan Pusat Statistik Kota Surabaya. Tujuan dari penilaian ini adalah mengestimasi Nilai Wajar Tanah dan Bangunan Kantor Badan Pusat Statistik Kota Surabaya untuk penyusunan laporan keuangan pemerintah. Tanah Kantor Badan Pusat Statistik Kota Surabaya adalah aset atas nama Pemerintah Republik Indonesia Cq. Badan Pusat Statistik, diperoleh dengan cara pembelian pada tahun 2008. Sedangkan bangunan Kantor Badan Pusat Statistik Kota Surabaya adalah aset atas nama Badan Pusat Statistik Kota Surabaya yang diperoleh dengan cara penyelesaian pembangunan dengan KDP atau Konstruksi Dalam Pengerjaan pada tahun 2009 dan digunakan sendiri untuk operasional. Nilai Wajar yang dihasilkan mengacu kepada PSAK 68. Pendekatan yang digunakan dalam mengestimasi Nilai Wajar Kantor Badan Pusat Statistik Kota Surabaya adalah Pendekatan Biaya (cost approach) dengan metode Depreciated Replacement Cost (DRC). Berdasarkan berdasarkan Pendekatan Biaya indikasi nilai wajar tanah Kantor Badan Pusat Statistik Kota Surabaya pada tanggal penilaian 30 Januari 2019 adalah sebesar Rp24.068.427.000,- dan nilai bangunan sebesar Rp1.195.900.000. Selanjutnya dilakukan penjumlahan kedua indikasi nilai tersebut dan menghasilkan nilai wajar sebesar Rp25.264.327.000,- (Dua Puluh Lima Milyar Dua Ratus Enam Puluh Empat Juta Tiga Ratus Dua Puluh Tujuh Ribu Rupiah).

This research, reassesses one of the fixed assets of the State Property of the Republic of Indonesia, namely the Land and Buildings of the Surabaya City Central Bureau of Statistics Office. The purpose of this assessment is to estimate the Fair Value of Land and Building Office of the Surabaya City Central Bureau of Statistics for the preparation of government financial reports. Land The Surabaya City Central Statistics Agency Office is an asset on behalf of the Government of the Republic of Indonesia Cq. The Central Bureau of Statistics, obtained by purchase in 2008. While the Surabaya City Central Bureau Office building is an asset in the name of the Surabaya City Central Bureau of Statistics which was obtained by completing construction with KDP or Construction in Work in 2009 and being used alone for operations. The Fair Value generated refers to PSAK 68. The approach used in estimating Fair Value of the Surabaya City Central Bureau of Statistics Office is the Cost Approach with the Depreciated Replacement Cost (DRC) method. Based on the Cost Approach an indication of the fair value of land of the Surabaya Central Statistics Agency Office at the date of January 30, 2019 is Rp24,068,427,000 and the building value is Rp1,195,900,000. Furthermore, the second summation of the value is carried out and yields a fair value of Rp25,264,327,000 (twenty billion billion two hundred and sixty four million three hundred and twenty seven thousand rupiahs).
