PENILAIAN HOTEL XYZ DI SURABAYA DENGAN PENDEKATAN BIAYA DAN PENDEKATAN PENDAPATAN UNTUK KEPERLUAN LAPORAN INTERNAL TAHUN 2016

Pada penelitian ini, peneliti menilai salah satu hotel di Surabaya yaitu hotel XYZ. Tujuan dari penelitian ini adalah untuk mengestimasi nilai wajar dari Hotel XYZ untuk kepentingan laporan internal pihak hotel. Pendekatan yang dilakukan dalam mengestimasi nilai pasar Hotel XYZ adalah Pendekatan Biaya (cost approach) dan Pendekatan Pendapatan (income approach) dengan metode discounted cash flow. Berdasarkan Pendekatan Biaya, indikasi nilai wajar Hotel XYZ pada 5 Oktober 2016 adalah sebesar Rp135.868.000.000, sedangkan berdasarkan Pendekatan Pendapatan indikasi nilai wajar Hotel XYZ pada tanggal 5 Oktober 2016 adalah sebesar Rp112.490.000.000. Indisai nilai wajar berdasarkan Pendekatan Biaya diberi bobot sebesar 45 persen dan indikasi nilai wajar berdasarkan Pendekatan Pendapatan diberi bobot 55 persen. Hasil rekonsiliasi dari kedua pendekatan tersebut menghasilkan kesimpulan nilai wajar Hotel XYZ sebesar Rp123.010.100.000, dan dibulatkan menjadi Rp123.010.000.000.

In this research, researcher assesed one of many hotels in Surabaya it's called Hotel XYZ. The aim of the assesment is to estimate the fair price of Hotel XYZ for internal report. The approach used in order to estimating the fair price are the cost approach using depreciated replacement cost, and the other side is income approach using discounted cash flow. In the cost approach, fair value indication of Hotel XYZ on October 5th is Rp135.868.000.000, mean while based on income approach of fair value indicate that value of Hotel XYZ is Rp112.490.000.000. Indication of fair value by cost approach was given weight 45 percent and an indication of fair value using income approach is weighted 55 percent. The result of Hotel XYZ fair value on October 5th is Rp123.010.100.000 and rounded Rp123.010.000.000.
