PENILAIAN SEWA UNIT APARTEMEN DI KLEDOKAN KELURAHAN CATURTUNGGAL KECAMATAN DEPOK KABUPATEN SLEMAN

Penilaian ini dilakukan untuk menentukan Nilai Sewa unit apartemen yang terletak di Padukuhan Kledokan, Kelurahan Caturtunggal, Kecamatan Depok, Kabupaten Sleman, Provinsi Daerah Istimewa Yogyakarta. Pendekatan yang digunakan adalah Pendekatan Pasar dengan Metode Perbandingan Data Pasar dan Pendekatan Pendapatan dengan Metode Gross Income Multiplier. Hasil penilaian diperoleh Nilai Sewa menggunakan Metode Pendekatan Pasar sebesar Rp3.525.000,00/bulan (tiga juta lima ratus dua puluh lima ribu rupiah) dan Metode Gross Income Multiplier sebesar Rp3.858.000,00/bulan (tiga juta delapan ratus lima puluh delapan ribu rupiah). Setelah dilakukan rekonsiliasi, diperoleh Indikasi Nilai Sewa sebesar Rp3.708.000,00/bulan (tiga juta tujuh ratus delapan ribu rupiah). Angka GIM yang diperoleh adalah 10,75.

This research is done to determine Rent Value of apartment unit in Kledokan, Caturtunggal Village, Depok Subdistrict, Sleman Regency, Daerah Istimewa Yogakarta. The approaches used for this appraisal are Market Approach using Sales-Comparison Method and Income Approach using Gross Income Multiplier Method. The result obtained for Rent Value using Sales-Comparison Method is Rp3.525.000,00/month (three million five hundred and twenty five thousand rupiahs) and using Gross Income Multiplier Method is Rp3.858.000,00/month (three million eight hundred and fifty eight thousand rupiahs). After the reconciliation obtained, the indication of Rent Value is Rp3.708.000,00/month (three million seven hundred and eight thousand rupiahs). The gross income multiplier is 10,75.
