PENILAIAN RUKO PANCASAN NOMOR XX DI JALAN RINGROAD UTARA KELURAHAN CONDONGCATUR, KECAMATAN DEPOK, KABUPATEN SLEMAN YOGYAKARTA

Penulisan ini dilakukan untuk menentukan Nilai Pasar ruko Pancasan nomor xx di Jalan Ringroad Utara Kelurahan Condongcatur Kecamatan Depok Kabupaten Sleman Yogyakarta untuk tujuan jual beli. Alat analisis yang digunakan dalam proses penilaian ruko tersebut menggunakan pendekatan pasar dan pendekatan biaya. Pada pendekatan pasar penilaian ruko menggunakan metode perbandingan data pasar. Pada pendekatan biaya menggunakan metode perbandingan data pasar untuk menghitung tanah dan menggunakan metode survey kuantitas untuk menghitung bangunan. Hasil penilaian menggunakan pendekatan pasar menghasilkan indikasi Nilai Pasar Rp2.199.400.000,00 (Dua Milyar Seratus Sembilan Puluh Sembilan Juta Empat Ratus Ribu Rupiah) dan untuk pendekatan biaya adalah sebesar Rp2.011.526.000,00 (Dua Milyar Sebelas Juta Lima Ratus Dua Puluh Enam Ribu Rupiah). Setelah dilakukan rekonsiliasi Nilai Pasar, diperoleh Nilai Pasar sebesar sebesar Rp 2.109.654.000 (Dua Milyar Seratus Sembilan Juta Enam Ratus Lima Puluh Empat Ribu Rupiah).

This research is done to determine the Market Value of Ruko Pancasan Ringroad Utara Street , Condongcatur Village, Depok Subdistrict, Sleman Regency, Daerah Istimewa Yogyakarta for the assessment as a sell and buy. The analysis tools used in the process of the appraisal are Market Approach and Cost Approach. In the Market Approach for the shop, the method used is the Sales Comparison Approach. In the Cost Approach, use Market Approach method to calculate the land and use quantity survey method for the building. From the Market Approach method, resulted an Indication for the Market Value Rp2.199.400.000,00 (two billion, one hundred and ninety nine million, four hundred thousand Rupiah) and from the Cost Approach resulted Rp2.011.526.000,00 (two billion, eleven million, five hundred and twenty six thousand Rupiah). After the reconciliation obtained. The Market Value for Ruko Pancasan as Rp 2.109.654.000 (two billion, one hundred and nine million, six hundred and fifty four thousand Rupiah).
