PENILAIAN UNIT KANTOR NOMOR XXX DI GEDUNG PERKANTORAN DAN PUSAT PERBELANJAAN KAWASAN RASUNA EPICENTRUM JAKARTA SELATAN

Penulisan ini bermaksud untuk menentukan estimasi besarnya Nilai Sewa Pasar Unit Kantor Nomor XXX di Gedung Perkantoran dan Pusat Perbelanjaan Kawasan Rasuna Epicentrum Jakarta Selatan untuk Tujuan Sewa. Alat analisis yang digunakan dalam penelitian ini adalah Pendekatan Pasar dan Pendekatan Pendapatan. Data yang digunakan dalam penilaian ini merupakan hasil investigasi, data penawaran dan transaksi sewa, data penawaran dan transaksi kantor serta data lain yang mendukung proses penilaian ini. Hasil penilaian pada tanggal 30 April 2018 sebesar Rp229.000 (Dua Ratus Dua Puluh Sembilan Ribu Rupiah) per meter persegi per bulan. Nilai tersebut adalah hasil rekonsiliasi dari Nilai Sewa Pasar dengan Pendekatan Pasar yaitu sebesar Rp242.000 (Dua Ratus Empat Puluh Dua Ribu Rupiah) dan Nilai Sewa Pasar dengan Pendekatan Pendapatan yaitu sebesar Rp214.000 (Dua Ratus Empat Belas Ribu Rupiah).

This study aims to determine the estimated amount of Market Rental Value of Unit Office Number XXX in the Office Building and Shopping Centre at Rasuna Epicentrum Areas in South Jakarta for Leasing Purposes. This study was using market approach and income approach for the analysis technique. The data used in this study was the result of the investigation, offers and leasing transactions data, and offers and office transactions data, and other supporting data for this study. The result of the valuation on April 30, 2018 was Rp229,000 (Two Hundred and Twenty Nine Thousand Rupiahs) per square metre per month. The value was the reconciliation of the Market Rental Rate with Market Approach of Rp242,000 (Two Hundred and Forty Two Thousand Rupiahs) and Market Rental Rate with Income Approach of Rp214,000 (Two Hundred and Fourteen Thousand Rupiahs).
