PENILAIAN RUKO KAJOR DI JALAN GODEAN KILOMETER 4 KELURAHAN NOGOTIRTO KECAMATAN GAMPING KABUPATEN SLEMAN YOGYAKARTA TAHUN 2017

Penulisan ini dilakukan untuk menentukan Nilai Pasar Ruko Kajor di Jalan Godean kilometer 4 Kelurahan Nogotirto Kecamatan Gamping Kabupaten Sleman Yogyakarta untuk tujuan penjaminan utang. Alat analisis yang digunakan dalam proses penilaian ruko tersebut menggunakan uji Highest and Best Use (HBU), pendekatan pasar dan pendekatan biaya. Hasil penilaian pada tanggal 22 Desember 2017 menghasilkan Nilai Pasar sebesar Rp1.895.224.000 (Satu Miliar Delapan Ratus Sembilan Puluh Lima Juta Dua Ratus Dua Puluh Empat Ribu Rupiah). Nilai tersebut merupakan hasil rekonsiliasi dari Nilai Pasar dengan Pendekatan Pasar sebesar Rp2.088.920.000 (Dua Miliar Delapan Puluh Delapan Juta Sembilan Ratus Dua Puluh Ribu Rupiah) dan Nilai Pasar dengan Pendekatan Biaya sebesar Rp1.604.681.000 (Satu Miliar Enam Ratus Empat Juta Enam Ratus Delapan Puluh Satu Ribu Rupiah). Indikasi Nilai Likuidasi yang dihasilkan dari penilaian ini adalah 70 persen dari Nilai Pasar, yaitu Rp1.326.657.000 (Satu Miliar Tiga Ratus Dua Puluh Enam Juta Enam Ratus Lima Puluh Tujuh Ribu Rupiah). Nilai tersebut digunakan sebagai dasar pemberian pinjaman dari bank kepada debitur.

This research is done to determine the Market Value of Ruko Kajor at Jalan Godean Godean kilometers 4, Nogotirto Village, Sleman Regency Yogyakarta for the assessment as a bank financing collateral. The analysis tools used in the process of the appraisal are Market Approach and Cost Approach. In the Market Approach for the shop, the method used is the Sales Comparison Approach. In Cost Approach, used the extraction method to calculate the land and use the unit in place method for the building. From the Market Approach method, resulted an Indication for the Market Value Rp2.088.920.000 and from the Cost Approach resulted Rp1.604.681.000. After the reconciliation obtained, The Market Value of Ruko Kajor as Rp1.895.224.000. The Market Value of the shop is multiplied with the percentage of liquidation and resulted in The Value of Liquidation from the property. The Value of Liquidation from the property is Rp1.326.657.000 and the value will be used as a basic for the bank financing collateral.
