PENILAIAN RUKO POLRESTABES SURABAYA DI JALAN RADEN SALEH KOTA SURABAYA DALAM RANGKA PENYUSUNAN LAPORAN KEUANGAN PEMERINTAH

Penilaian ini berjudul Penilaian Ruko Polrestabes Surabaya di Jalan Raden Saleh Dalam Rangka Penyusunan Laporan Keuangan Pemerintahan. Penulisan ini dilakukan dan bertujuan untuk menentukan Nilai Wajar Tanah dan Bangunan berupa Ruko Polrestabes Surabaya milik Pemerintah Kota Surabaya untuk tujuan penyusunan laporan keuangan pemerintah. Dalam penelitian ini alat analisis yang digunakan adalah pendekatan biaya dengan metode DRC dan pendekatan pasar. Data yang digunakan dalam penelitian ini merupakan hasik investigasi dan data transaksi tanah serta pendukung lainnya. Kemudian di analisis biaya bangunan ruko dengan biaya penggantian/produksi baru Replacement/Reproduction Cost New (RCN) dengan harga dan nilai yang berlaku saat ini dilakukan menggukan metode survei kuantitas, dikurangi dengan nilai depresiasi yang meliputi kemunduran fisik dengan menggunakan metode garis lurus. Kemudian nilai tanah diestimasi menggunakan metode data pasar. Berdasarkan hasil penilaian yang dilakukan atas ruko Polrestabes Surabaya, diperoleh nilai properti sebesar Rp4.900.800.000 (Empat Milyar Sembilan Juta Ratus Juta Delapan Ratus Ribu Rupiah).

ABSTRACT This assessment is entitled "Evaluation of Ruko Polrestabes Surabaya on Jalan Raden Saleh in the Framework of Preparation of Government Financial Statements". Writing is done and aims to determine the Fair Value of Land and Building in the form of Ruko Polrestabes Surabaya owned by Surabaya City Government for the purpose of preparation of government financial statements. In this study the analysis tool used is the cost approach with DRC method and market approach. The data used in this research is the investigation and data of land transaction and other support. Then in the analysis of the cost of building shophouses with the cost of replacement / new production Replacement / Reproduction Cost New (RCN) with current prices and values is done menggukan method of quantity surveys, minus depreciation value that includes physical setbacks using the straight-line method. Then the value of the land is estimated using the market data method. Based on the results of the assessment conducted on the shop Polrestabes Surabaya, obtained property value of Rp4.900.800.000 (Four Billion Nine Million Hundred Million Eight Hundred Thousand Rupiah).
