Model Bisnis: Platform Harga Bahan Bangunan Berbasis Aplikasi

2017 | Tesis | S2 MANAJEMEN (MM) JAKARTAPotensi industri konstruksi di Indonesia mencapai Rp.1000 triliun per tahun, terhitung sejak tahun 2014-2019 pasar konstruksi di Indonesia mencapai Rp.5000 triliun. Pasar konstruksi Indonesia di tingkat ASEAN memberi konstribusi 60-70%. Sedangkan di tingkat Asia, Indonesia berada di posisi ke-4 setelah RRC, Jepang, serta India. Hal ini menandakan bahwa pada masa berikutnya, usaha dalam bidang jasa konstruksi masih sangat cerah. Para pelaku jasa konstruksi maupun pemilik proyek saat ini membuat Rencana Anggaran Biaya menggunakan harga satuan material dari buku jurnal harga satuan bahan bangunan, brosur material maupun mencari informasi di website. Belum ada jenis aplikasi yang berisi daftar harga bahan bangunan secara lengkap. Berdasarkan hasil kuesioner 47,6% responden mengalami kesulitan ketika akan membuat Rencana Anggaran Biaya maupun mencara konsultan jasa konstruksi yang berkualitas. Responden selama ini mencari data bahan bangunan melalui internet, buku jurnal harga satuan dan brosur. Responden juga kesulitan mencari jasa konstruksi yang berkualitas karena tidak ada data online. Berdasarkan data-data diatas maka penulis menilai platform harga bahan bangunan berbasis aplikasi merupakan prospek bisnis yang baik karena banyak dibutuhkan dan belum ada aplikasi yang sama. Metode penelitian yang digunakan pada penelitian ini adalah metode penelitian sembilan blok bangunan dan analisis peta empati. Penulis membuat peta empati berdasarkan kuesioner dan wawancara kepada para calon pelanggan. Peta empati yang penulis buat merupakan dasar penulis untuk membuat kanvas bisnis model. Selain itu penulis juga mengumpulkan data penelitian dari media internet, buku dan jurnal. Penulis juga melakukan observasi terhadap aplikasi yang sudah tersedia di google play . Estimasi modal awal sebesar Rp.123.500.000,- untuk biaya marketing, operational, dan IT. Payback period 180 hari, Internal Rate Return 4500% and Nett Present Value Rp.733.141.109,-
In 2016, the construction sector was the third-highest driver of Indonesian economic growth, contributing 0.51%. Based on Central Agency on Statistics (BPS) data, the construction sectors contribution to Indonesia gross domestic product (GDP) in 2016 was quite significant at 10.38 percent. This number placed the construction sector fourth, after the industrial, agriculture, and trade sectors. The potential in Indonesia construction industry is valued at IDR 1000 trillion annually. Indonesia construction market potential in 2014-2019 reached IDR 5000 trillion. Indonesia construction market at the ASEAN level contributed 60-70%. At the Asian level, Indonesia is ranked fourth after China, Japan, and India. This signifies that in the future, the business prospects in the field of construction services are still bright. Those in the construction services industry as well as project owners currently draft budget plans using material unit prices from building material price journals, material brochures, as well as information from websites. Currently, there are no applications which contain a comprehensive list of process for building materials. The research method used is research on nine building blocks and analysis of four empathy maps. The writer made the four maps based on questionnaires and interviews with potential customers. The emphaty map form the foundation of the business model canvas created by the writer. In addition, the writer also collected observations based on readily-available applications on google play. Based on the questionnaires results, 47.6% of respondents stated they had difficulties in drafting their budget plans as well as finding quality construction service consultants. Respondents have so far searched data on building materials from the internet, unit price journals, and brochures. Respondents also had difficulty finding quality construction services online due to lack of online data. Based on the above data, the writer considers an application-based building material price platform a good business prospect because it is needed by many and there is a lack such an application.
