ABSTRACT Almost every aspect of the human life following the development of the era, including the kos/the boarding house or temporary residence which is an option to meet the need for a place to stay for the nomads. Kos that was just an unused room and then rented out to help immigrants who have difficulty finding a place to stay, now began to metamorphose into such a hotel. To make potential renters interested and comfortable stay in the boarding, the kos owner are now competing to provide the best facilities, this kind of kos are sometimes called the exclusive boarding house. But this resulted in changes in the social value of kos, if previously existing social relationships in the kos is a family-oriented, then at this point that social relationships tend to be a business or economic-oriented. This study aims to identify the factors that cause changes in the family values and see the pattern of social relations that are formed in an exclusive boarding house. The research method is qualitative descriptive approach. The research location is in Yogyakarta, involving 6 informants. Informants consisted of 2 exclusive boarders and 2 regular boarders. While 2 others are boarding manager and caretaker / guard boarding. Based on the research results, it can be concluded that the pattern of social relations at an exclusive boarding contrast to the pattern of social relations are formed at regular kos environment. On a regular kos, social interaction between a renter with the kos manager, roommate and local communities is a natural thing, that happens because of two important requirements in the process of social interaction which is a social contact and communication occurs intensively. While at an exclusive boarding house, social interaction occurs only when needed or just a mere formality. That is because the lack of social contact and communication processes.
