ABSTRACT Images on conversion of agricultural land in the district of Bantul is something interesting has happened a few years ago. There are rules about zoning regulation both green line, yellow line, and red line seemed on ignore so easily over the land in three districts (Banguntapan, Sewon, Kasihan). The three districts are the areas adjacent to the city of Yogyakarta as an urban center in the Province of DIY. Land conversion becomes attractive approach to environmental impact asssessments and environmental impact evaluation studies. Therefore, this study was conducted to probe how the impact experienced by farmers after the conversion of agricultural land. Data were collected through interviews to the relevant parties and the support of secondary data and literature. Evidence suggests the agricultural land conversion impact on demographic, economic, social, and cultural values in society. Keywords: zoning regulation, social impact, land use, Bantul district
