Penulisan ini dilakukan untuk menentukan Nilai Pasar ruko damai blok 3 di Jalan Damai nomer xxx Kelurahan Sariharjo Kecamatan Ngaglik Kabupaten Sleman Yogyakarta untuk tujuan penjaminan utang. Alat analisis yang digunakan dalam proses penilaian ruko tersebut menggunakan pendekatan pasar dan pendekatan biaya. Pada pendekatan pasar penilaian ruko menggunakan metode perbandingan penjualan. Pada pendekatan biaya menggunakan metode ektraksi untuk menghitung tanah dan menggunakan metode unit terpasang untuk menghitung bangunan. Hasil penilaian menggunakan pendekatan pasar menghasilkan indikasi Nilai Pasar sebesar Rp1.680.300.000 dan apabila menggunakan pendekatan biaya menghasilkan indikasi Nilai Pasar sebesar Rp1.671.473.000. Setelah dilakukan rekonsiliasi diperoleh Nilai Pasar ruko damai blok 3 sebesar Rp1.677.210.550. Nilai Pasar ruko tersebut dikalikan dengan persentase likuidasi sehingga diperolehlah Nilai Likuidasi dari objek penilaian. Nilai Likuidasi dari objek penilaian tersebut sebesar Rp1.174.047.000 dan nilai tersebut digunakan sebagai dasar pemberian pinjaman dari bank kepada debitur.

This research is done to determine the Market Value of Ruko Damai Block 3 at Damai Street No. xxx, Sariharjo Village, Ngaglik Subdistrict, Sleman Regency, Daerah Istimewa Yogyakarta for the assessment as a bank financing collateral. The analysis tools used in the process of the appraisal are Market Approach and Cost Approach. In the Market Approach for the shop, the method used is the Sales Comparison Approach. In the Cost Approach, use the extraction method to calculate the land and use the unit in place method for the building. From the Market Approach method, resulted an Indication for the Market Value Rp1.680.300.000 and from the Cost Approach resulted Rp1.671.473.000. After the reconciliation obtained. The Market Value for Ruko Damai Block 3 as Rp1.677.210.550. The Market Value of the shop is multiplied with the percentage of liquidation and resulted in The Value of Liquidation from the property. The Value of Liquidation from the property is Rp1.174.047.000 and the value will be used as a basic for the bank financing collateral.
