STUDI KELAYAKAN PEMBANGUNAN VILA DAN APARTEMEN DI PECATU INDAH RESORT BALI

Research on this feasibility study aims to determine the feasibility of development villas and apartments in Pecatu Indah Resort Bali, where the location is an area that starts growing to support the tourism sector in Bali. In recent years in addition to the hospitality, condotel has been the type of property that most likely developed in Bali. However, the development of tourism accommodation in Bali in the form condotel has a downward trend. The developers begin to look for other forms of development, which are apartments and villas. Meanwhile, property development has been focused on the Denpasar area of Bali has spread to coastal areas in Bali, one of which is more particularly in the area Pecatu, especially Pecatu Indah Resort Bali. Pecatu Indah Resort is an area that developed since the year 2013 covering an area of 327,6 hectares surrounded by hills and white sand make this region unique and appeal than some other areas in Bali. This study is expected to be a guideline and reference for developers and investors to work in co-participation by developing tourism in the coastal areas of the island, especially Pecatu Indah Resort Bali. Based on the processed data and discussion on market aspects, technical aspects, legal aspects and financial aspects, the researchers concluded that the construction of apartments and villas at Pecatu Indah Resort Bali is feasible./Penelitian studi kelayakan ini bertujuan untuk mengetahui layak atau tidaknya perencanaan pembangunan vila dan apartemen di Pecatu Indah Resort Bali, di mana lokasi tersebut merupakan kawasan yang sedang berkembang guna mendukung sektor pariwisata di Provinsi Bali. Beberapa tahun belakangan selain perhotelan, properti jenis kondotel telah marak pembangunannya di Provinsi Bali. Namun, saat ini pengembangan akomodasi pariwisata di Bali dalam bentuk kondotel ini memiliki tren yang menurun. Para pengembang mulai melirik bentuk pengembangan yang lain yaitu apartemen dan vila. Sementara itu, pengembangan properti yang selama ini terfokuskan pada wilayah Denpasar Bali telah meluas ke daerah pesisir Pulau Bali yang salah satunya adalah di daerah Pecatu lebih khususnya Pecatu Indah Resort Bali. Kawasan Pecatu Indah Resort merupakan kawasan yang dikembangkan sejak tahun 2013 seluas 327,6 hektar yang dikelilingi oleh bukit dan hamparan pasir putih membuat kawasan ini memiliki keunikan dan daya tarik dibanding beberapa daerah lainnya di Provinsi Bali. Penelitian ini diharapkan dapat menjadi pedoman dan acuan bagi pengembang maupun pengusaha agar dapat bekerjasama dalam turut berpartisipasinya mengembangkan pariwisata di wilayah pesisir pantai pulau khususnya Pecatu Indah Resort Bali. Berdasarkan hasil olahan data dan pembahasan pada aspek pasar, aspek teknis, aspek legalitas dan aspek keuangan, maka peneliti menyimpulkan bahwa pembangunan apartemen dan vila di Pecatu Indah Resort Bali ini layak untuk dilaksanakan.
