PENILAIAN MENARA TELEKOMUNIKASI MILIK TELKOMSEL DI KOTA PEKALONGAN TAHUN 2013

Tujuan yang ingin dicapai dalam penelitian ini adalah untuk mengestimasi nilai menara telekomunikasi milik telkomsel di Kota Pekalongan dengan pendekatan biaya dan metode yang digunakan Depreciated Replacement Cost (DRC), di mana biaya pengganti baru sebagai dasar perhitungan merujuk pada daerah tertentu. Analisis data menggunakan alat analisis metode Depreciated Replacement Cost (DRC) perhitungannya dengan cara mengestimasi biaya pengganti baru (Reproduction Cost New /RCN) kemudian dikurangi dengan depresiasi atau penyusutan yang terjadi. Adapun perhitungan besarnya biaya pengganti baru menggunakan metode survei kuantitas (Quantity Survey Method) dengan merujuk pada daerah tertentu kemudian dilakukan penyesuaian dengan Indek Kemahalan Konstruksi (IKK). Hasil dari analisis menunjukan penilaian aset menara telekomunikasi dengan metode Depreciated Replacement Cost (DRC) milik Telkomsel di Kota Pekalongan, dengan estimasi nilai sebesar Rp499.670.000,00 membantu Pemerintah Kota Pekalongan dalam menghitung besarnya retribusi Menara Telekomunikasi.

The goal of this research is to estimate the value of the telecommunications tower belonging to Telkomsel in Pekalongan with the cost approach and methods used depreciated Replacement Cost (DRC), where the new replacement cost as the basis for calculation refers to a particular area. Analysis of data using analytical tools depreciated method Replacement Cost (DRC) calculation with a new way of estimating the replacement cost (Reproduction Cost New / RCN) is then reduced by depreciation or depreciation occurs. The calculation of the cost of new replacement quantity survey method (Quantity Survey Method) with reference to a particular area and then made adjustments to the Construction Cost Index (CCI). Results of the analysis showed telecommunications tower asset valuation methods depreciated Replacement Cost (DRC) Telkomsel in Pekalongan, with an estimated value of Rp499.670.000,00 helping the City of Pekalongan in calculating the levy Telecommunication Tower.
