PENILAIAN LAHAN KOSONG DENGAN METODE LAND DEVELOPMENT ANALYSIS (Studi Lahan di Ungasan, Kabupaten Badung, Provinsi Bali)

Setelah itu dilakukan analisis untuk mengetahui bagaimana keadaan pasar objek penelitian melalui peraturan Daerah Kabupaten Badung. Jenis penelitian ini adalah kuantitatif dan kualitatif. Data yang digunakan pada penelitian ini yaitu data primer yang didapat melalui survei berupa data pendapatan, pengeluaran, dan harga. Data sekunder diperoleh dari arsip Pemerintah Kabupaten Badung, Badan Pusat Statstika Provinsi, Bappeda, dan MAPPI. Pendekatan pasar pada penelitian ini, menunjukan nilai tanah kosong sebesar Rp142.000.000.000,00 berdasarkan 3 data pembanding. Pendekatan pendapatan dilakukan melalui simulasi properti perumahan mewah dengan Net Present Value (NVP) sebesar Rp168.201.200.000,00 yang selanjutnya direkonsiliasi melalui pendekatan pasar dan pendekatan pendapatan sehingga menghasilkan nilai sebesar Rp154.571.300.000,00.
ABSTRACT The assessment of vacant land area of 50.000m2 in Badung Regency used a Land Development Analysis (LDA) method through market approach and income approach to obtain indication the market value of land per m2. After that an analysis was held to know the market condition of research object through goverment regulation in Badung Regency. This is a qualitative and quantitative research, which used primary data obtained by suvey, such as income, expenditure, capital, and prices. Besides that secondary data was also used in this research, the data obtained from Badung Regency Administration archive, Central Bureau of Statistics, Regional Development Planning Board, and Indonesian Society of Appraisers. Study on market approach, showed the value of vacant land is Rp142.000.000.000,00 according to three comparative data. Income approach conducted through a simulation of luxurious residential property with Net Present Value (NPV) of Rp168.201.200.000,00, then it was reconciliated through market approach and income approach which produced a value of Rp154.571.300.000,00.
