Pembangunan Student Vertical Apartemen akhir-akhir ini marak berkembang dan menjadi tren baru pemilihan hunian bagi para pendatang ataupun pelajar Yogyakarta. Fenomena tersebut baru muncul pada pertengahan tahun 2012 yang mana sampai saat ini jumlah perizinan yang akan dibangun cukup banyak. Beberapa apartemen menawarkan konsep hunian untuk mahasiswa yang berkonsep Student Apartment sedangkan yang lain berkonsep komersial. Metode yang digunakan untuk mengumpulkan data adalah dengan pengamatan langsung ke lapanan dan juga wawancara kepada pengembang dan pemerintah serta pembagian kuesioner untuk penghuni dengan kasus Apartemen Student Castle Seturan. Penelitian ini bertujuan untuk mengidentifikasi fenomena pembangunan yang marak terjadi dan juga faktor-faktor yang mempengaruhi pemilihan lokasi pembangunan apartemen dari segi pemerintah, pengembang dan penghuni. Metode-metode yang digunkanan dalam penelitian ini yaitu metode deduktif kualitatif kuantitatif. Dengan pembahasan masalahnya diungkapkan dalam bentuk deskriptif yang didukung dengan survey lapangan, kajian pustaka dan juga perubahan bentuk spasial. Hasil penelitian ini dapat ditarik beberapa kesimpulan yaitu fenomena pembangunan apartemen vertikal mahasiswa terjadi karena kebutuhan akan hunian yang semakin bertambah namun tidak diimbangi dengan lahan yang luas. Selain itu juga taraf ekonomi yang semakin baik. Untuk faktor penentuan lokasi pembangunan apartemen, faktor infrastruktur menjadi faktor utama dalam pemilihan lokasi pembangunan apartemen, kemudian disusul oleh faktor sosial, kemudian faktor hukum regulasi, aksesibilitas dan terakhir faktor ekonomi

Student Vertical Apartment development has lately grown fast and become the new trend for residence that is selected by new comers or students. The new phenomenon is emerging in mid-2012, which until today the number of license to be built is quite a lot. Some apartments offer a residential concept for students with Student Apartment concept while the other offers commercial concept. The methods used to collect data are from direct observation and also interviews with developers and the Government as well as distributing questionnaires to residents with a case of Student Castle Apartment in Seturan. This study aims to identify the widespread phenomenon of the development and also factors affecting the election of location for the apartment development in terms of the government, developers and the residents. The methods in this research is deductive qualitative quantitative . The discussion of the problem is expressed in the form of descriptive which is supported by field survey, literature study and also the change of spatial form. The result of this research can be drawn some conclusions, namely the phenomenon of student vertical apartment development happened because of the need for occupancy rises, but not balanced with large area. Beside that, the development also happened because of the economic situation is getting better. For factors about determining the location of apartment development, infrastructure factors become a major factor in the election of the construction site of the apartment, followed by social factors, then legal regulations factors, accessibility and the last is economic factors
