PT. Graha Citra Amanusa is a company engaged in the field of developers which provide housing in Yogyakarta. The implementation of housing development projects, the proper project control has not been applied, so that the project performance can't be categorized in a good condition. PT. Graha Citra Amanusa should perform repairs of the project control to improve the performance of the project. Research on the application of project management and performance measurement in the PT. Graha Citra Amanusa aims to evaluate the project control, project performance, and factors inhibiting the acceleration process in housing development projects of Amanusa Regency II, type 45. Project control tool which are used were Critical Path Analysis (CPA) and Earned Value Analysis (EVA). The results and analysis indicate that in implementing the project, PT. Graha Citra Amanusa has not shown good performance for until July 2010 the project was running 30%. CPM calculations show that there is some activities that are considered critical to be completed on time. In the EVA calculation, it shows the less efficient performance. Value of CPI = 1.121 15537 > 1 and SPI = 0.79804873 < 1, which indicates the job done faster but the actual cost is greater than the budgeted cost. Value of CV = 832 275 (positive) and SV = -1,947,979 (negative) indicates the value of the work acceleration is less than the cost. The estimated total cost required to complete the Anugraha Regency II project is IDR 28,415,497.07, IDR 1,435,731 .073 difference greater than budgeted.
