PENILAIAN RUMAH TINGGAL DI JALAN PLOSOKUNING RAYA NOMOR XX DESA MINOMARTANI, KECAMATAN NGAGLIK, KABUPATEN SLEMAN, PROVINSI DAERAH ISTIMEWA YOGYAKARTA

Permasalahan keuangan sering terjadi kendala dalam mendapatkan penyediaan dana yang cukup besar. Solusi untuk permasalah keuangan dalam mendapatkan penyediaan dana salah satunya mengajukan agunan kepada instansi perbankan. Penilaian ini dilakukan untuk menentukan Nilai Pasar dan indikasi Nilai Likuidasi rumah tinggal di Jalan Plosokuning Raya, Nomor XX, Desa Minomartani, Kecamatan Ngaglik, Kabupaten Sleman, Provinsi Daerah Istimewa Yogyakarta, dengan tujuan untuk penjaminan utang. Alat analisis yang digunakan dalam penilaian rumah tinggal yaitu Pendekatan Pasar dan Pendekatan Biaya. Metode yang digunakan dalam Pendekatan Pasar yaitu metode perbadingan data pasar sedangkan dalam Pendekatan Biaya menggunakan metode perbandingan data pasar untuk nilai tanah dan menggunakan metode biaya pengganti baru (Replacment Cost New) untuk mengestimasi nilai bangunan. Hasil akhir dalam penilaian rumah tinggal menggunakan Pendekatan Pasar menghasilkan Indikasi Nilai Pasar sebesar Rp1.713.000.000,- (Satu Milyar Tujuh Ratus Tiga Belas Juta Rupiah Rupiah) sedangkan Indikasi Nilai Pasar menggunakan Pendekatan Biaya sebesar Rp1.547.000.000,- (Satu Milyar Lima Ratus Empat Puluh Tujuh Juta Rupiah). Kemudian dilakukan rekonsiliasi nilai sehingga menghasilkan Nilai Pasar properti sebesar Rp1.649.000.000,- (Satu Milyar Enam Ratus Empat Puluh Sembilan Juta Rupiah). Indikasi Nilai Likuidasi yang dihasilkan dari penilaian ini yaitu sebesar Rp1.154.300.000,- (Satu Milyar Seratus Lima Puluh Empat Juta Tiga Ratus Ribu Rupiah).

Financial problems often occur obstacles in obtaining a large enough provision of funds. One of the solutions to financial problems in obtaining provision of funds is to apply for collateral to banking institutions. The valuation was conducted to determine the Market Value and Indication of the Liquidation of Value of a Residential house in Plosokuning Raya Street Number XX, Minomartani Village, Ngaglik Subdistrict, Sleman Regency, Special District of Yogyakarta with the purpose of guarantee debt. The analysis tools used in the valuation of house the Market Approach and Cost Approach. The method used in the Market Approach is the market data comparison method, while the Cost Approach uses the market data comparison method for land values and the Replacment Cost New method is used to estimate the value of the building. The final result in the valuation of residential houses using the Market Approach produces an Indication of Market Value of Rp1,713,000,000,- (One Billion Seven Hundred Thirteen Million Rupiah) while the Market Value Indication uses a Cost Approach of Rp1,547,000,000 (One Billion Five Hundred Forty Seven Million Rupiah). Then the value reconciliation was carried out so as to produce a property Market Value of Rp.1,649,000,000, - (One Billion Six Hundred Forty-Nine Million Rupiah). The indication of the Liquidation Value resulting from this assessment is Rp1,154,300,000,- (One Billion One Hundred Fifty Four Million Three Hundred Thousand Rupiah).
