Faktor-Faktor yang Mempengaruhi Pemilihan Hunian Student Apartment di Kecamatan Depok Berdasarkan Persepsi Penghuni dan Calon Penghuni Kasus: Graha Pastika Luxury Kost

Perumahan dan permukiman mempunyai fungsi dan peranan penting dalam kehidupan manusia. Pembangunan lokasi apartemen pada saat ini telah bertambah sangat signifikan di kota pelajar seperti Jogja, dimana pertambahan penduduk yang terus menerus bertambah akan membutuhkan banyak lahan untuk dapat menetap. Beberapa apartemen menawarkan konsep hunian untuk mahasiswa yang berkonsep Student partment sedangkan yang lain berkonsep komersial. Terdapat salah satu area di kota Jogja dengan pertumbuhan permukiman yang sangat drastis terjadi, yakni di Kecamatan Depok. Kecamatan Depok sangat strategis, dikarenakan keberadaan yang dekat dengan banyak kampus, dan sekarang telah menjadi salah satu kawasan strategis perdagangan dan sangat menarik bagi para developer. Tujuan dari penelitian ini adalah untuk menemukan faktor-faktor yang dapat berpengaruh terhadap pemilihan hunian student apartment di Kecamatan Depok dan mengidentifikasi prospek dari student apartment dengan cara membandingkan kompetitornya, yaitu student vertical apartment berdasarkan persepsi penghuni dan calon penghuni. Dalam penelitian ini, peneliti menggunakan cara pendekatan survey, wawancara dan quesioner. Metode analisis data yang digunakan dalam penelitian ini adalah mix method, yakni kuantitatif dan kualitatif. Adapun dalam penelitian ini, dengan menggunakan 5 variabel yang dapat mempengaruhi pemilihan hunian student apartment, dimana aspek tersebut antara lain adalah harga, lokasi, fisik, fasilitas dan aspek lingkungan. Prioritas utama yang sangat berpengaruh dalam pemilihan hunian student apartment adalah utilitas dan fasilitas kamar, bebas banjir, kemanan, harga sewa dan kedekatan dengan kampus. Sedangkan pertimbangan aspek terakhir adalah prestis, ruang terbuka hijau dan gaya arsitektural bangunan. Untuk hasil identifikasi prospek student apartment terbilang biasa.

Housing and settlement have function and important rule in human life. Construction of apartment location at the present time has increased significantly especially in student cities like Jogja, which continues to increase the number of population will require more space to live. Some apartments offer a residential concept for students with Student Apartment concept while the other offers commercial concept .One of the areas in the city of Jogja with a number of housing has increased very drastically is subdistrict of Depok. Depok has strategic location because too many colleges nearby, and now has become one of central business district (CBD) location and very attractive to developer. The target of this researchs are to find the factors that could affect the occupants of housing in selecting and getting the housing on a student apartment in Depok and identify the student apartments prospect by comparing the competitor, which is student vertical apartment based on persceptions of occoupants and prospective occoupants. In this study the approach used was survey, interview and questionnaire. The analytical data methods used in this research is analysis mix method quantitative and qualitative. From the results of the research where obtained five aspects that influence the selection by student apartment of the housing aspect are price, location, physical, facility, and environmental aspects. The main priorities are the most affected based on housing selection of student apartment is utility and room facilities, free flood, security, rent price and nearby college, while the last consideration is aspects of prestige, open green space and architectural building style. For the identification result, the prospect of student apartment is normal.
