ANALISIS PENYEBAB KETERLAMBATAN PROYEK PEMBANGUNAN THE PALACE APARTMENT & CONDOTEL YOGYAKARTA DENGAN MENGGUNAKAN METODE FAULT TREE ANALYSIS (FTA)

Keterlambatan proyek dalam proyek konstruksi perlu diperhatikan karena akan menyebabkan penyelesaian proyek lebih lama dari target yang telah dijadwalkan. Keterlambatan proyek perlu dianalisis agar dapat diketahui faktor penyebab keterlambatannya. Dalam penelitian ini akan menganalisis keterlambatan The Palace Apartment & Condotel Yogyakarta pada item pekerjaan pondasi bored pile karena item pekerjaan tersebut direncanakan sebanyak 261 titik terhitung mulai 18 Maret - 5 Juli 2017. Berdasarkan pengamatan selama kerja praktek mulai tanggal 27 Februari - 27 April 2017, item pekerjaan tersebut baru mencapai 20 titik dari target 96 titik sehingga megalami keterlambatan sebanyak 76 titik. Dalam menganalisa keterlambatan proyek ini menggunakan metode Fault Tree Analysis (FTA) langkah yang dilakukan yaitu menganalisis data yang telah terkumpul, melakukan identifikasi masalah, menetukan penyebab dari masalah meliputi penentuan kejadian puncak (top event), intermediate event, dan basic event. Selanjutnya membuat gambar FTA dan menentukan minimal cut set untuk mengetahui akar permasalahan dan mencari solusi. Hasil penelitian ini diperoleh kesimpulan bahwa item pekerjaan pondasi bored pile mengalami keterlambatan waktu pelaksanaan. Faktor penyebab keterlambatan item pondasi bored pile yaitu faktor owner (16 basic event), faktor kontraktor (41 basic event), faktor pengawas (12 basic event), dan faktor lainnya (5 basic event). Dengan demikian, dilihat dari basic event diketahui bahwa faktor kontraktor merupakan faktor utama paling berpengaruh terhadap keterlambatan. Solusi untuk mengatasi permasalahan yang ada yaitu dengan memperbaiki sistem perusahaan pada pihak-pihak yang terlibat di dalam proyek The Palace dan melakukan sinergi antara pihak-pihak yang terlibat di dalam pembangunan proyek.

Project delays in construction projects need to be addressed as they will result in project completion longer than scheduled targets. Project delays need to be analyzed in order to know the factors causing the delay. In this research will analyze the delays of The Palace Apartment & Condotel Yogyakarta on bored pile foundation work items because the work items are planned as much as 261 points starting from March 18 to July 5, 2017. Based on observations during the practical work from 27 February to 27 April 2017, the job only reaches 20 points from the target of 96 points so that there is a delay of 76 points. In analyzing the delay of this project using Fault Tree Analysis (FTA) method, the steps are analyzing the collected data, identifying the problem, determine top event, intermediate event, and basic event. Next make an FTA image and determine the minimum cut set to find out the root of the problem and find a solution. The results research that the work items foundation bored pile experiencing delay in implementation time. Factors causing delay in bored pile foundation items are owner factor (16 basic events), contractor factor (41 basic events), supervisory factor (12 basic events), and other factors (5 basic events). Thus, seen from the basic event known that the contractor factor is the main factor most influential on the delay. Solutions to overcome the existing problems is to improve the company system to the parties involved in The Palce and do synergy between the parties involved in the construction of the project.
