ANALISIS NILAI PASAR PERKANTORAN ABC MILIK PT. XYZ DALAM RANGKA PENJAMINAN UTANG TAHUN 2016

2017 | Tesis | S2 Ekonomika PembangunanPenelitian ini bertujuan untuk menganalisis Nilai Pasar dari perkantoran ABC milik PT. XYZ dalam rangka penjaminan utang tahun 2016. Pendekatan dalam analisa ini adalah pendekatan pendapatan dengan metode arus kas terdiskonto (DCF) dan pendekatan biaya dengan metode unit terpasang. Data yang digunakan dalam metode arus kas terdiskonto ini adalah dari laporan keuangan dan informasi lain dalam laporan tahunan PT XYZ tahun 2013-2015 dan dari laporan penilaian property perkantoran ABC oleh KJPP Pung Zulkarnain dan rekan. Denganmenggunakan metode DCF dalam mengestimasi Nilai Pasar dari perkantoran ABC kesimpulan Nilai Pasar dari objek tersebut adalah sejumlah Rp107.942.000.000,00 dan dengan menggunakan metode unit terpasang sejumlah Rp106.559.000.000,00. Penggabungan dari dua model diatas diperoleh Nilai Pasar dari perkantoran ABC adalah sejumlah Rp107.255.000.000,00.
This study aims to analyze the Market Value of ABC offices owned by PT.XYZ in the framework of debt quarantee in 2016. The approach in this analysis is the Income Approach with the discounted cash flow method (DCF) and the Cost Approach with Unit In Place method. The data used in this discounted cash flow method is from financial statement and other information in the PT XYZ annual report for 2012-2015 and from the ABC office property valuation report by KJPP Pung Zulkarnain and Partner. By using DCF method in estimating the Market Value from ABC office, the conclusion is the Market Value of that object is amounted to Rp107.942.000.000,00 and by applying the Unit In Place method, for the amounted to Rp106.559.000.000,00. A reconciliation of the two models above, the Market Value of ABC office for amounted Rp107.255.000.000,00.
