Maksud dan tujuan penulisan ini adalah untuk menentukan estimasi Nilai Pasar dari gudang yang beralamat di Jalan Dumar Industri Blok F Nomor XXX, Desa Asemrowo, Kecamatan Asemrowo, Kota Surabaya, Provinsi Jawa Timur untuk dijadikan jaminan atas pinjaman yang diajukan ke pada pihak bank. Alat analisis yang digunakan adalah Pendekatan Pasar dan Pendekatan Biaya. Hasil Penilaian pada tanggal 25 Maret 2018 menghasilkan Nilai Pasar sebesar Rp3.630.040.700, 00 (Tiga Milyar Enam Ratus Tiga Puluh Juta Empat Puluh Ribu Tujuh Ratus Rupiah) Nilai tersebut merupakan hasil rekonsiliasi dari Nilai Pasar dengan pendekatan pasar sebesar Rp3.612.800.000,00 (Tiga Milyar Enam Ratus Dua Belas Juta Delapan Ratus Ribu Rupiah) dan Nilai Pasar dari pendekatan biaya sebesar Rp3.647.119.200,00 (Tiga Milyar Enam Ratus Empat Puluh Tujuh Juta Seratus Sembilan belas Ribu Dua Ratus Rupiah).

The purpose and objective of this paper is to determine the estimated Market Value of the warehouse located at Jalan Dumar Industri Blok F Number XXX, Asemrowo Village, Asemrowo Subdistrict, Surabaya City, East Java Province to be used as collateral for the loan submitted to the bank. The analytical tool used is Market Approach and Cost Approach. The results of the Valuation on March 25, 2018 resulted in Market Value of Rp3.630.040.700,00 (Three Billion Six Hundred Thirty Million Forty Thousand Seven Hundred Rupiah) This value is the result of a reconciliation of Market Value with a market approach of Rp3.612.800.000, 00 (Three Billion Six Hundred Twelve Million Eight Hundred Thousand Rupiah) and Market Value from the cost approach of Rp3.647.119.200,00 (Three Billion Six Hundred Forty Seven Million One Hundred Nineteen Ribu Dua Hundred Rupiah).
